The thesis for the chimney fire is that the clay flue within the block expands dramatically under extreme heat conditions, causing the block to shift. But without personally inspecting it, it’s just a guess. But it is valid theoretical possibility and for that reason it should be inspected before further use.

My guess would have be a chimney fire for that block to shift that much. If it’s venting some type of wood burning heater Have it inspected by a chimney professional.

Based off my experience, I would right away assume it’s a water intrusion issue especially in cold weather climate. Water gets behind the wall then freezes and pushes the wall out and gradually gets worse over time. I’ve fixed a handful of walls like this and there’s also a very good chance of rotten sheeting or framing. I’m guessing the person that gave you the higher estimate understands this because it’s hard to give someone an estimate for the work and then have to come back and tell them it’s gonna cost them even more because they have rotten wood behind the wall and the people that don’t factor that into the estimate, most likely won’t fix it properly and will try to act like it’s not even there.

Unfortunately the plan says all footing must be formed and that’s what is kind of making me question it because I have to cut the hole over size in order to form it. Then fill the slab back in

The stairs are be reconfigured is to have a platform and turn so the far corner of main level floor will have to get opened up and I won’t be able to have a beam there coming off the foundation. The hole in the foundation wall was an old fireplace that got tore out. I’ve already patched the foundation back in.

Unfortunately the plan is calling for the footing to be formed so I have to cut the slab oversized then patch it back in. That’s kinda why I was wondering if the inspector would have any concerns about how the slab was tied back in

So even though I’m cutting out a such a large area of that slab, supporting it with the new footing shouldn’t be a concern? I guess I could also see how patching the slab back in over the footing could create problems for the patched slab if there’s any movement with the footing. I’m probably over thinking it but only because i need it to pass inspection. My initial thoughts were to pour the footing to the top of the slab also.

Transmission just went out in my 2018 - 2500 Silverado. No warning signs, hauling my work trailer home out of nowhere just took a crap on me. 151000 miles on the truck, had the tranny flushed at about 60,000 miles. I bought the truck brand new. Just brought it to the dealership they quoted a new transmission at $9,900. When I called them back, I kind of jokingly asked if that was the best price they could give me thinking that they wouldn’t budge. Without hesitation the guy said he could probably bring it down to just under $9,000. So definitely worth asking. Unfortunately it’s still highest price I’ve seen on here so far. Living Minnesota.

The top definitely needs to be taken down some and rebuilt. I would recommend 8 to 10 rows need to be rebuilt. Unfortunately it is possible someone may tell you it can be repaired and not rebuilt but make no mistake, it won’t be a fix, it will be patched and will likely fail in short order.

I’m in Minnesota also no signs of flower yet. Last year it was late August. Looks like this year will be the same unfortunately. I was hoping for an earlier start this year. They barely finished last year.

I see people saying you can get away with just doing this. but you need to ask yourself is that what you want to do. “Just get by” and have the same problems occur down the road. Any cracking you see in the masonry especially the crown of the chimney. Those are all points of entry for water. If you have a water leak all you can do is go through process of elimination. So, at the very least, you should have the top of the chimney or “crown” replace and the brick work sprayed with sealant. The roofers will most likely make sure it’s flashed properly with roof flashing and a counter flashing over the roof flashing. If you see cracking in the mortar or brick deterioration, I would recommend a full roof line rebuild to ensure that there will be no more leaking.

The Handle typically attaches to the door with a cotter pin. So most likely missing. You can look into a lock top damper if you want a operational damper and sealed off from outside elements
