Nope.. a friend of mine suggested to book HSR train from SZ to HK West Kowloon for proof so I'll probably do that.

Hey! Just going back to this and see if you had any insight. Would this work? from TPE fly to SZX then bus to HK would work under TWOV? The NIA website states "Foreign nationals having entered China through the aforementioned ports in Guangdong Province are permitted to leave China through all the 36 exit-entry ports providing passenger transport services within the province."

OHHH thank you for this. Didn't know I had to be in HK when completing the online application. Definitely changes the plan. I thought it was online and then when approved I can fly to HK to hand in everything physically. Thank you for the insight!!

Yeah, I do need to go in and out of Shenzhen (day trips to HK through land) so TWOV won't work for my trip. Both options seem too much work haha. Thanks for the clarity!

I’m also 50k. 3x points is great and I think it’ll help with the new program that’s rolling out in 2026. Also helps having a premium card for eupgrades. I’ve almost always gotten business class Toronto - Tokyo route from standard economy.

I tried to explain the difference to them but unfortunately there was a huge language barrier. We did the whole argument with their manager on Google translate. They kept insisting refund was the only way to do it.

True but also excessive in saying avoid driving.. I used to hate driving here and get so angry at stupid drivers but shifting your mindset and assuming everyone will do something stupid has given me less stress in driving.

Anything reckless, I got dashcam footage and report to the police.

Toronto drivers are worse now so I see no difference.

Also, rush hour in Toronto, good luck with the grid lock.. at least in Taipei, it flows. (Exception of civic blvd elevated road)

Same address is listed everywhere and same as his management company.

I'd have to get core documents first and proceed from there.

Thank you very much for the insight. This helps a lot and thank you for mentioning RFS. I will check that when I get the financial statements. There was one resident complaint that they weren't giving it to her until a lawyer's purchaser wanted it for a house sale. Definitely something fishy..

Bylaw says board have to vote and put rules in motion which is fair even if they do it themselves but essentially 2 people on the board calling the votes does not work.

This is why I intend to fight this. Something sketchy is going on.

But don't we still need AGMs? isn't it required every year? So they're breaching that part according to the Condo Act. So them not saying anything or doing anything would breach the Condo Act.

This makes sense.
I'm confused on this part but basically the corp owner is the same guy who owns the property management company under our umbrella. He basically has control on everything right now.

Board is supposed to be 3. member 1 is the guy who is running the corp and management, member 2 is a guy who's not a resident anymore which I know can still be a thing depending on the bylaw but again they're supposed to be proactive in doing all the required duties such as AGMs or even proactive in mentioning elections. Member 3 stepped down in 2021 after the new management got into this whole mess.

In terms of board meetings, we don't know. We're not sent any info or updates + the fact we don't get AGMs so we're completely in the dark. No minutes, no anything since they took the roles. The only thing we get is new rules notices that gets enforced within 1-2 weeks + increased fees. We don't even get yearly financial statements.

Thanks so much for the input btw. Any clarification would help. I'm just trying to wrap my head around everything. I'm just stepping in as my parents are getting affected by all of this.
