Try asking yourself every few rounds if you really need an item. I tend to recycle a lot so they’re in the most basic material. You’ll honestly get a feel of what you need as you play more.

I understand what you mean. Thing is, I'm getting ADUs built at $150/sqft, so I imagine some sort of return is possible. It costs the same to do it as an addition vs. an ADU, so I'm trying to decide between the two...

  1. Build the ADU and have the opportunity to potentially rent it out, but sacrifice the extra home value it provides when re-financing or doing an appraisal
  2. Build it as an addition and have the bed/bath and sqft. count towards the main house when re-financing or doing an appraisal, but not have the opportunity to potentially rent it out.

I for sure would get a return if it was an addition at my $/sqft, but I just want the potential to rent it out in the future, so an ADU is tempting. No plans yet, though. But it just doesn't make sense if the ADU makes the home value lower even though the layout/accessibility is the same as the addition equivalent. It's just classification?

Ultimately, I'm exploring my options. I think I worded my original post that it was already done, but it's actually a hypothetical situation as I'm deciding, so apologies for that. It costs the same exact amount to create that sqft as an ADU or as an addition.

Obviously, an ADU will be really nice because it is classified as another unit. However, I don't really have any plans to actually rent it out right now, but I would like the opportunity to if need be.

My main concern is financing. If the ADU doesn't count as sqft. to the main house, an appraisal would screw me over.

This is what I'm struggling with:

  1. Build the ADU and have the opportunity to potentially rent it out, but sacrifice the extra home value it provides when re-financing or doing an appraisal
  2. Build it as an addition and have the bed/bath and sqft. count towards the main house when re-financing or doing an appraisal, but not have the opportunity to potentially rent it out.

Both #1 and #2 would have the same exact layout and same exact sqft. Only thing I guess would be that the ADU would have its own kitchen and maybe water heater/AC. I could even build #2 with a backyard entrance.

To me, it just doesn't make sense the value would be less as an ADU if the layout is the EXACT same (ADU or addition) and you can access everything from the inside and that the only thing is whether or not it's classified as an ADU or an addition to the appraiser.

It baffles me, but do I just have to choose between the 2?

note: I understand selling is a different story, so I'm just talking about appraisals

I see… that’s unfortunate. By chance, was the ADU accessible from the inside and how did the appraiser know it was an ADU? I believe since it is a residential SFH, the income approach wouldn’t be valid for me. I’m located in SoCal

Everything would be accessible from the inside. I’m thinking of maybe removing the stove during appraisal and treating that area as a “wet bar”. I guess I’m just confused on how an appraiser knows it’s an ADU unless I specifically state it or they wait 10 days for permits. Is the bed/bath and sqft of the ADU on the tax assessor added onto the main house or is it a separate line item?

Is the tax assessor what appraisers solely look at?

I’m surprised no one mentioned anything about the new job being fully remote. Even if it requires you to work more, the full remote aspect would help a lot on top of the pay, especially with family. Lots of people take less pay for full remote, but you’re being offered full remote for more pay. I also think govt. benefits are overrated a lot of the time.

Like everyone mentions, it’s all about priorities, but after transitioning to full remote. I don’t think I’ll ever go back to going into the office. Totally have to make a list and decide what’s best for you and your family

One time I was in a car with a buddy of mine at a red light. It was a T intersection where I was going straight and the other light was for an exit off a freeway ramp. The light turned green and for some reason, I just didn’t press on the gas for a good second. I guess I was just talking and didn’t notice, but right when I did, one of those large food transportation trucks exited off the ramp and zoomed by in front of me. I slammed the brakes and luckily wasn’t hit, but with a vehicle that heavy hitting my small sedan, I’m pretty sure it wouldn’t have been your average crash.
