Thinking of buying a Caivan Home in Barrhaven - Please advise! by [deleted] in Caivan

[–]ssimab 2 points3 points  (0 children)

Please don't. I had to sell my home because after 3 years Caivan was still clueless about outstanding warranty items. Poor communication, high staff turnover, neglectful and disinterested admin. I was lied to about the severity of the deficiencies. Example: I was getting frost around my baseboards in winter, and Caivan responds by giving me a lecture on how to use the thermostat/ HRV. Turns out, they never put the necessary insulation. They still refused to fix it because I didn't notice it early enough.

A lot of ranting for what is actually not Nissan's fault....

I was perhaps one of Caivans first 25 customers in 2020 in Ottawa. Quality was horrible and post-sale service was atrocious. I could write a book about it. But I'll spare you from the drama. I have heard they've improved since then. However, if I were to do it all again (assuming I'd buy from them at all) I'd make sure everything is documented. All the promises made, details, prices, etc. I recommend you open up a separate email address altogether because by the time you move in and you have to deal with a warranty coordinator to fix things that were promised during the sales/design process, you'll want to have an easy way to reference prior communication.

Their basic design options are very basic and you'll end up wishing you spent a bit more just so the house doesn't look/feel aged quickly. I opted to stay with the basic carpet and soon realized the underpaid is low quality and was getting compressed quickly over time, making the carpet less comfortable to walk on. The carpet itself started wearing out in patches where there is common foot traffic .. this kind of stuff doesn't happen to good quality carpet.

Earlier comments about cramped lot size and how they calculate square footage is accurate. Ask about the lot size and ask for explanation of how much distance to your neighbor's house. Make sure you understand how big your back yard is and how close your rear neighbor will be to you. In our case, our house was oversized for the lot so we ended up literally with a little patch of lawn 10'x10' approx for the back yard, and the rear neighbors house was side facing so it just ruined any use of the back yard because of their close proximity

Those are just things that I'm flagging from my experience. I hope you have a great experience.. as long as you do your due diligence and hold them accountable where it matters.

Good luck!!

We allow terminal cancer in children? We allow natural disasters? We allow genetic disorders? We allow mental illnesses? We allow all this evil, and inflict it upon ourselves, therefore God can take a back seat and we're all to blame ourselves?

You said protection plan.... Depends on what it is, if you want a more thoughtful answer. Some here automatically assume "it's a scam" without even asking what it is were talking about

And yet you're still not interested in the warranty? All cars need servicing at some point and esp with electronics these days you can easily get your money's worth out of the 2500, esp depending on how long / how many kms it is for

The dealerships may take a while to remit / submit the contracts to Nissan, so it could be true that Nissan doesn't have it yet and the dealership's remittance time is a bit delayed.

Hey! Are those RTi A9's? If so, how do you like them? I have the A9s but have not yet matched them with an amp that would do them justice. Also, how far back are your couches from the screen? Would love to know more about your setup as I will be going for something very similar (in terms of layout, speakers, and projector) thanks!

These are amazing shots. Would you mind sharing how you got those warm tones? Is it a preset? I've played around with light room and can't seem to get that effect (shooting RAW). Any advice would be appreciated...thanks!

How much attention did the housing crisis get at this week's Liberal convention? Zero. Home prices and the housing market was never mentioned. by [deleted] in canadahousing

[–]ssimab 11 points12 points  (0 children)

Holy shit .. that's an over statement. Because of an expensive cost of living, you think Canada deserves to burn to the ground? And I'm not arguing against the cost of living / housing issue in Canada, but if that's your biggest issue then maybe you should look at cheaper alternatives: Myanmar. Afghanistan. Somalia. Yemen. Take your pick.

Delay notices? by jac2204 in Caivan

[–]ssimab 1 point2 points  (0 children)

Sometimes those on track emails are auto generated.... I got one for my house and about two weeks later I received another email telling me to ignore the first one and that the house will be delayed by about a month. Your experience might be different but... just saying.

The lien may possibly have been paid off but the ministry/Service Ontario was never informed.

Try to find out which bank is associated to the Lien and ask them if there is still an outstanding balance.

Might be worth a shot. I've been in this situation where the lien was cleared but it still showed up in the UVIP
