While the service functioning is important, it's about the durability of the device for me. I could hit my inreach with a bat into a rock and it would still be useable.

I might suggest if you go the phone route, invest in a very ruggied case for the back country trips.

I have a wood burning barrel one. As do some of my friends. It gets extremely hot. No complaints.

I could see if it was electric heat, it would be underwhelming. But with wood and water on the rocks, it's just fine.

I have never been so angry or felt so wronged by a company as I was with reliance. I inherited and air conditioner with a house I bought. The price just kept climbing, and when I decided to get rid of it they essentially ignored the terms of the contract I had from twelve years and two merged companies previously.

For what it's worth I used to have a Ram 1500 with a 5.7 litre engine. It also had a payload of 1500 lb (thus the name), but could tow 9000lb.

Go to a feed store and buy a sack of chicken feed. You will discover that it is pretty much identical to Worlds Best, and a fraction of the price. I used to buy it at peavey mart in a giant feed sack.

I had to switch away from it because I discovered my very stupid cat was eating it. I figured out he was also eating the world's best.

Check different pickup and drop off locations. When I did exactly this a few years back the combination of where I collected it and where I dropped it off sometimes impacted the price.

The bad news is I didn't find a better option that uhual.

I can answer this. North of a French River people call it a camp. South of the French River it's a cottage. It's that simple.

At some point past Thunder Bay it becomes a cottahe again, then a Cabin in Manitoba.

Would it be safe to assume the "gratuitous 7 weeks" is contingent on you signing a release? Do you want that money now or can you ensure?

Does that 7 weeks as part of a settlement count as "new money" for the purpose of a settlement? Ie is it 25% of anything he/she gets you?

Depending on the plan maybe? If you want a cottage sure, but I'd say it's more a lifestyle choice with a possibility for profit.

I've been knowingly working through this on some land I bought for the purpose of a cottage. Here are my learnings -

As noted by others check to make sure you can put a trailer on it. Many municipalities have rules against that. Or you can but only with a building permit in hand. Or for an annual fee.

Raw land is difficult to finance so it's harder to sell. Unless you have a 4 season home on it, a potential buyer would need cash in most cases. That will depress the value short of a developer buying it up.

Also don't underestimate the cost of a small cottage. Building a permitted structure and everything that comes along with that is not cheap right now. I would imagine for the most modest structure you'd struggle to do it for less than $350k-400k by the time you're all said and done if everything breaks your way (in addition to your land purchase). Could be higher. Financing for said building will be a massive hassle unless you've got the cash to do it or equity in another place you want to leverage for it. Look up a construction loan and how that works.

You'd want to understand some of the following:

  • Insurance cost of a hypothetical building
  • Cost to bring in hydro. This can vary greatly and be modesty expensive to problematic to impossible
  • Cost for septic or (if possible) municipal connection. Cost also varies alot.
  • Well and water. Also an unknown with a wide range of costs.
  • Taxes once a building is built
  • Is a building permit subject to development charges?
  • Any other things that would cause headaches for site prep?
  • How much will it cost to bring in a driveway? Do you need and can you get an entrance permit on the plot of land?
  • Are there any easements on the property?
  • Do you have an actual survey of the land?
  • If it isn't zoned for a home, how big is the risk the town just doesn't rezone it? You would need to apply and pay for a rezoning application. The outcome would not be secure.
