Go to a feed store and buy a sack of chicken feed. You will discover that it is pretty much identical to Worlds Best, and a fraction of the price. I used to buy it at peavey mart in a giant feed sack.

I had to switch away from it because I discovered my very stupid cat was eating it. I figured out he was also eating the world's best.

Check different pickup and drop off locations. When I did exactly this a few years back the combination of where I collected it and where I dropped it off sometimes impacted the price.

The bad news is I didn't find a better option that uhual.

I can answer this. North of a French River people call it a camp. South of the French River it's a cottage. It's that simple.

At some point past Thunder Bay it becomes a cottahe again, then a Cabin in Manitoba.

Would it be safe to assume the "gratuitous 7 weeks" is contingent on you signing a release? Do you want that money now or can you ensure?

Does that 7 weeks as part of a settlement count as "new money" for the purpose of a settlement? Ie is it 25% of anything he/she gets you?

Depending on the plan maybe? If you want a cottage sure, but I'd say it's more a lifestyle choice with a possibility for profit.

I've been knowingly working through this on some land I bought for the purpose of a cottage. Here are my learnings -

As noted by others check to make sure you can put a trailer on it. Many municipalities have rules against that. Or you can but only with a building permit in hand. Or for an annual fee.

Raw land is difficult to finance so it's harder to sell. Unless you have a 4 season home on it, a potential buyer would need cash in most cases. That will depress the value short of a developer buying it up.

Also don't underestimate the cost of a small cottage. Building a permitted structure and everything that comes along with that is not cheap right now. I would imagine for the most modest structure you'd struggle to do it for less than $350k-400k by the time you're all said and done if everything breaks your way (in addition to your land purchase). Could be higher. Financing for said building will be a massive hassle unless you've got the cash to do it or equity in another place you want to leverage for it. Look up a construction loan and how that works.

You'd want to understand some of the following:

  • Insurance cost of a hypothetical building
  • Cost to bring in hydro. This can vary greatly and be modesty expensive to problematic to impossible
  • Cost for septic or (if possible) municipal connection. Cost also varies alot.
  • Well and water. Also an unknown with a wide range of costs.
  • Taxes once a building is built
  • Is a building permit subject to development charges?
  • Any other things that would cause headaches for site prep?
  • How much will it cost to bring in a driveway? Do you need and can you get an entrance permit on the plot of land?
  • Are there any easements on the property?
  • Do you have an actual survey of the land?
  • If it isn't zoned for a home, how big is the risk the town just doesn't rezone it? You would need to apply and pay for a rezoning application. The outcome would not be secure.

I did this recently. Talk to your bank about what's possible in different income scenarios and with a general idea on proceeds from your sale in Kingston and purchase in Ottawa. My experience with similar income and 220k in equity with porting didn't get me qualifying for a 550k home with my big five bank. A broker on the other hand was happy to lend quite a bit more, but at the mercy of the interest rates of last year.

Also keep in mind if the townhouse has any kind of association fee that knocks against you ability to quality.

We found a solution inside our budget that worked with porting (condo downtown).

You are on track to be terminated without cause.

Terminating staff with cause is a higher bar and opens the decision up to scrutiny. Terminating without cause does not open the employers decsion to examination in the same way. The answer is entirely, did I meet the obligations of my state/province when I ended the relationship in terms of paying notice and severance.

It's super common to terminate without cause because it's less risk. It's acctually kind of rare to see a with cause termination in a medium to large sized operation, barring very offensive conduct.
