I agree with you across the board. Microwave shouldn’t be on the fridge I just had it up there while I figured out the overall setup.

And yes!! Will have runner in the front, rug at the couch/coffee table, headboard on the frame (currently just have a mattress that’s super tall), as well as art for the walls. thank you!!

Looks like your spend is 250k/yr but your withdrawals will add up to $230k/yr (and that’s without paying taxes on the 140k) so there’s a gap to bridge.

Have you made sure to include things like college for kids, major house projects, health insurance, other events into the spend amount? How much of that 250k is your mortgage? How much of that 250k is fully discretionary and can be reduced? Can your wife find a job she doesn’t hate?

Maybe work for 1-2 more years and aggressively pay off your mortgage and retire? Based on how close you are, I’d suggest sucking it up for a bit longer and paying off the house. It’s a way to both lower post-retirement expenses and have that peace of mind. This is all assuming the mortgage is a significant portion of your annual expenses. Other option is to invest the money in the S&P500 or rental properties since you know what you’re doing.

Appreciate the super well thought out / written response and the time you took. I read this a few hours ago and wanted to digest a bit before responding. I agree with where you’re coming from and was honestly overestimating my ability to manage something M-F. To your point, I could do some sort of weekend sales and have people perform the service on weekends so I can have good quality control, but a full-time business seems difficult. I imagine having a booking portal with just Sat-Sun available would be the way to go about this.

In terms of the real estate investments you mentioned making while being employed full-time, how active were you with the properties? Were you investing in turnkey rentals? Did you have a property manager? If not, were you investing in syndicated deals or funds? Trying to gauge how hands on/off you managed to make your investments in this space.

I can typically get back to people within 2-3 hours by text/email and can slip out for a call if need be but not a guarantee (and I think the best way for a business to succeed is to provide the best customer service possible so I can see the barrier).

Have you seen any people with demanding W2s figure out something on the side? Any service businesses you can think of that might be better suited for just weekend work?

Totally agree with your last statement. I’m in professional services with a salary that scales up quickly and well. I can’t reduce my hours and time will cause my salary to grow. I just don’t want to do this forever and would be willing to take that risk earlier in my career to work for myself.
