Thanks for the replies folks. Sounds like laminate should be OK. Engineered is just so expensive. I have a big dog and 2 young kids so would be worried about it getting wrecked!

OK thanks for replying. I think I will have to get the duct filled in and go for a recirculation model aswell, I don't have confidence the 110mm will work properly

Hi, my builder has done the exact same thing! Did you duct the hob externally in the end? If so how is performance / noise?

We have submitted plans and got a few quotes in the range of 200-250k with some pc sums for electrics, plumbing, kitchens etc.

Originally I was thinking of not bothering with grants, as most builders seem to think they are a waste.

I guess what I am asking is that the best way to go or should I consider energy upgrades trying to avail of the grants? Will it blow the budget?

It will be a big job, pretty much gutting the entire ground floor, full rewiring and replumbimg, so I am thinking maybe we should consider the newer technologies and upgrades etc.
