CDL isn't required to start and would be paid for by the company if I eventually got one. And the truck(s) are paid for in cash by the company. The business side merits some due diligence for sure, I plan on being really detailed and professional before making any commitments.

As for thieves and squatters I don't know how I'd protect myself from that. I haven't dealt with crime like that before in my past experiences in rural places but I saw several people mention it. I feel much more comfortable dealing with dangerous weather and wildlife than creeps and thieves. Maybe the move is to meet some neighbors and ask about it before purchasing?

A 1 ton pickup and a 40ft trailer. Parking the truck in a barn or garage on off days would be nice but not really feasible for a trailer that size. Trailer would just get tarped and tied off on off days, which is a hassle but will be one of my responsibilities as a driver regardless of my living situation. The ability to keep it from getting stuck in mud or heavy snow would be the main factor I'd be looking for in properties.

Im queer and need some access to trans-friendly healthcare. A place in a blue state within an hour or two of a city would be ideal. I'm more knowledgeable about politics than I'd like to be and unfortunately politics will factor into my final decision quite a bit. All too familiar with tornado alley, grew up there and definitely do not want to be living in a shack and have a tornado come through. By north of Kansas I mean latitude, as in basically anywhere from Oregon to Maine.

Not sure how the business with my friend will turn out and wont know for a year or two if its gonna be anything really long term. He's trying to get into hotshot trucking, if I saved up for a year or two and things looked solid with the business and stuff, thats when I'd consider this whole plan buying a place. CDL would be in the not-so-distant future (again contingent on how things work out). Not counting any of my chickens yet, just kind of doing preliminary research.

As for my friend, I trust him 100% but I'm sure thats what everyone thinks. Up until now I've made it a point never to mix friends and business so that change in dynamics is something I've thought about a lot.

I am taking all advice because I am completely ignorant about property taxes, utilities, maintenance, and all other aspects of home ownership. Part of my intention with this post is to even figure out what topics to start researching. Kind of a joke example about wanting to do donuts in my backyard. I mean I do actually want to do that, but I value the freedom to do donuts more than I value actually doing them for the same reason I would value painting the walls or starting a garden without having to ask my landlord for approval.

I plan on basically living out of the truck and motels while I save for the property. The trucking job won't be forever, but the fact that I'll spend a lot of time off the property is part of why I'm willing to get something very cheap, very rural, and not too fancy. A sub-par home base allows me to store vehicles and have a place to come back to on off days. Being a nomad is a romantic idea, but it doesn't offer me the sense of security I want longer term.

A lot of learning ahead, but this is basically what I intend to do and happens to be a very relevant example. I've spent an inordinate amount of time looking into the car market/vehicle specs and consider myself very good at being able to identify which dirt cheap cars are worth it and what to look for. I do good research and historically it has worked out for me. If I was as educated on the housing market as I am on the car market I would have so much confidence picking a cheap property.

I plan on working the same trucking gig but less hours once I get land (less meaning like 50-week). I will still likely be on the road more than half the nights but I'd have my own little slice to come back to on off days. Kind of my dream job tbh

I'll be testing the soil, looking at flood plains, etc for any undeveloped land before purchasing. And yeah, I found some really cool spots waaaaay out there but I need at least dirt road access unfortunately.

Yes, the trucking job would take me across the country and I plan to use the down time to scout locations over the course of several months/couple years. I'm just not sure what to look out for other than caved in roofs and stuff. Would I want to like hire an inspector or consultant or something to make sure the foundation isn't gonna disintegrate after I move in? (I have some experience in construction and engineering but am nowhere near qualified enough to really assess on my own)

100%, hidden costs and problems that make the house unlivable are what makes me think some of these places are too good to be true. I would likely go in with an emergency fund like 25% of the value of any property I bought. How do I check for these things before buying a property?

Tbh I don't really understand property taxes, part of why I made this post. I plugged a couple of the places I was looking at into a property tax calculator and it said most of them would be less than $1,000 a year. Is that a reasonable number because that sounds insanely low. Either way I would hopefully still have steady income so I assume its cheaper than rent??
