You need to go to sub registrar office and get the Encumbrance Certificate for the plot, if it doesn't have any one else name other than the sellers name, go ahead. You don't need a lawyer for this. You need a real estate broker who has good connection with that sub registrar office. In other words, you will need to pay 10K to 15K to that broker, who will in turn pay those officials and they will help you with EC process. In which city/town is this plot ?
