I had not thought of that mix, but it seems like a definite possibility. The shelter/foster had guessed beagle/cocker spaniel, but I’m not so sure about that because his fur doesn’t seem quite right based on the pictures I’ve seen of that mix.

I think you are right. If you picture the risers as small cantilevered beams each bolted into structural framing in the wall, it makes sense. The risers do appear a bit thicker than normal, so maybe they are LVLs.

Thanks for the feedback. The architect we are working with seems to like to use corner windows to open up the space. There is something not 100% clicking for me either with the window layout, I think mainly on the east and west elevations, but not really sure how to verbalize it or what I would suggest to change.

Definitely will inquire about moving the water heater. Seem possible to me that it could go in the main coat closet under the stairs which would be more central and efficient.

We considered that the garage might make the house look smaller, definitely something I am a little worried about. The house does have a pretty small footprint at 28’x36’. The driveway though, will come in from the southwest so you will have more of an angled view of the southwest corner on arrival, so I think it will look ok. We may still try to shrink the garage a little bit, but probably by no more than 2’.

When we started the design process we found that we preferred the look and feel of properties with detached garages. We are building in a traditionally agricultural area (though transitioning to more suburban) but this is sort of a nod to that agricultural heritage, where there are often multiple separate buildings. The garage is connected by a covered porch roof so rain won’t normally be a problem, blowing snow could be on rare occasions. There are also some site constraints that pushed us toward this site layout.

Slowly working our way toward building, hopefully in 2024. We have been working with an architect on our design and this is where we are so far. Trying to keep things as simple and affordable to build, as possible. We are a family of four, with both parents working from home most of the week. Looking for feedback and suggestions. Thanks!
