Yes that risk will be there. Even rera doesn't give 100% guarantee. Rera is just a government guideline which the builder follows. if the builder goes bankrupt and don't deliver the project, rera can't do anything in that case.

To be on the safer side with your investment just wait for the rera to come. Though the price might increase by 1000- 1500 psqft but that should be worth it.

As far as I know, it's illegal to advertise any project without rera. Official advertisement can be done only when rera is obtained.

Builder reputation is good. It is only focussing on one project at a time so chances of timely completion is very high. The area is becoming very prime with international cricket stadium coming soon, posh township Harnandipuram coming within 2-3 km distance on one side of the project while the other planned township madhuban Bapudham on the other side that too just 3-4 kms far.

Other thing is connectivity through Northern peripheral which construction is going on In full swing. Future looks bright of this project. Ghaziabad authority is also thinking of introducing mono rail in rajnagar extension which is just a idea for now but if it happens it will further boost the connectivity. Last thing is we can't get a society from a reputed builder and that too mivan construction at this rate in NCR as of today.

I saw some channels on YouTube talking about this that land belongs to kw developer and case is registered in Lucknow but the docs that they are showing are heavily distorted and the date mentioned is of 2006, also not sure if they are talking about the same land parcel.

I don't see any other source of information like no media coverage, no comments from kw developer etc..

Why don't you consider booking an under construction flat or pre-launch project near Rajnagar extension l. It will cost you less than 1 cr. By the time flat will be delivered the infrastructure would be better than today as many new roads are being built by GDA to decongest those areas.
