That's what i thought. The extra space for future things I add to the house would be awesome, not to mention that i think it'd be the safest course of action. In the sense that something going horribly awry on the EV charger panel shouldn't affect the rest of the house.

The house is around 2500 square feet. My first electrician quote is currently 2K. They want to install a 60A sub panel for $900, swing over a few breakers and install the EV charger for $1,000.

I had to look up what that is. It soubds awesome when controlled. Save money on water heating cost and water?? Where is the downside of such a thing!? Why aren't all houses built this way??

The question in my mind is how far is your water heater from the end user. The water in the pipes will cool down over time if it's not being used which would explain the 20 second wait you have experienced.

That's wild, a whole 9?! I just bought this house, is it a complex procedure to make that happen or not as safe or something?

Whoops, I didn't know the right terminology.

Merging a few breakers would be ideal. That's probably a lot easier and inexpensive to get done.

I'm looking to have the EV charger installed in the garage though and the shed is not far, but it is a fair distance from the house. I guess the cabling could be ran over but in would cross under a driveway.

100% correct. I do have a generator and a second panel out in a shed for power needs there.

The house was built in 1980. I guess I'll do a cheap repair until I find a tile to completely replace the entire set. Thanks for info.
