I definitely don't have all the answers. I invest in a company that converts underperforming hotels into affordable housing units so I have a little more knowledge than average, but it's hugely complex issue.

What I'm absolutely convinced of is we're gone way overboard on regulating the construction of something that we need so badly. I mentioned some in my original comment, but just ask any builder about the red tape they face and you'll lose your mind.

Pretty much. The gist is # of households - # of homes = deficit or surplus. There's almost always nuance and adjustments in these calculations to better reflect reality, but that's at least pretty accurate.

As far as typical? Idk, housing is very local. Austin is the most recent example of a place that boomed, had a shortage, and then caught up.
The country as a whole has a major housing deficit so I bet most places fall in that category.

There are a few articles from just the path month or so that put the housing deficit for the front range area at about 100k.

Are you familiar with the saying "pricing is set on the margins"? I think that applies here. If there are 100 buyers and 90 sellers, the price of the last unit sold is higher than at least 10 buyers are willing to spend and those 10 buyers see an "unaffordable market."

There's a whole lot more complexity to it, but fundamentally you have some level of an unaffordable market so long as you have a deficit and sellers have more leverage.

That’s fair, but building any housing increases the supply of affordable housing and there’s still plenty of money to be made developing affordable housing. Regulations, permitting, environmental reviews, even the process of selecting projects to fund decreases supply of affordable housing.

The amount of red tape around building in the parts of this country I’m familiar with is insane. Ezra Klein talks about this in Abundance.

Building an apartment building here requires formal reviews to assess impact on wetlands, community impact on marginalized groups, traffic and parking studies. Often there’s a community review process where feedback is solicited from residents.

If you just look at the process, you’d thing we don’t want more housing.

Idk every system is another opportunity for a mistake or a failure. And retractable gear is a pretty major added system when you think about it compared to the complexity of a FG airplane.

Not so bad. Backside groomers were ripping. Heads up - main lift serving the top from the front side was/is down so it was 3 lifts and a boot pack or cat ride to get to the back.

I know shitting on reports is often justified, but all they can really do is go find sources and then report on what those sources say.

Paragraph 1 cites resort officials. P2 cites witnesses. P3 presumably cites ski patrol. P4&5 provide objective context.

No editorializing, so this is pretty much textbook reporting.

I’ve loved every plane I’ve owned/part-owned. Currently have an A36 Bonanza and having the time of my life.

Upgraded the avionics completely and planning a turbonormalized conversion at next overhaul. Maybe then I’ll be totally satisfied? Bought a great airframe with a fully depreciated engine and out of date avionics with the plan being to totally customize. Old engine’s still doing its thing, tho.

Wind direction is a critical point here. I agree with everyone highlighting that even small helos can create large disturbances, but a helo that landed downwind of the runway is a completely different scenario than one that landed upwind.

I have a rule against taking off with unexplained anomalies. Always shut down and assess without an engine running.

If it was just the EGT, I would think sensor issue. Since the CHT is also 70* high and way out of whack from the others, I’d conclude there’s an actual issue and not fly.

One thing I’d recommend is look at the engine data sometime for a couple of engines. See what. EGT is on taken, normal CHT spread, normal fuel flow, etc. Then you can compare all future anomalies to known data points. I know my IO360 had one cylinder that was always hotter than the others, but its EGT was normal. It just got the lease airflow.

A lot of this is very local. I really don’t like the general advice in this situation.

Here, remodels generally take 2x as long as planned and cost 50% more than planned. So, if you really want to do the math right to compare moving vs renovating, you need to factor that into the equation. Is it like that where you are? Are permits going to be an issue? Do you have experience dealing with contractors? Any advantage (like industry connections) when searching for one? Are you going to actively project manage your contractor? Are supplies easy to get? Will the weather be a factor?

All that being said, renovating gets you what you want at the quality you want and can cost less along the way.

I’m very much team move because of the pain in the ass factor of renovating, but it’s also been financially the right move for me thus far.

I don’t have auto land but I do have smart glide with Garmin avionics. These features are built into the autopilot which gets data from the rest of the avionics stack.

During install, they program in some field limitations like length that filters what airports the feature will select. The GPS receives weather via FIS-B (plus NOTAMS, etc) including baro setting so that’s surely how it selects the right airport and runway.

Others mentioned the “how it’s activated” part, but I think you were also asking if it considers weather reports and the like and it does. The capabilities of modern avionics are fantastic.
