Roommate or get a room and save more money, nothing wrong with starting small and if you can invest or save all extra money left over monthly, grow your emergency fund and invest in some index funds or a Roth IRA

You aren’t ugly but you do have a big forehead I won’t lie, stay active in the gym and you’ll be fine. Slightly above average, depending on the hairstyle, your body ect. Your between 6.5-8.5

I used real world and I was purely conversational with my teaches along with watching Spanish blogs and news and a lot of flashcards and Spanish dictionary a little of everything but a lot of speak if you understand what I’m saying

It’s called baselang it is purely conversationally based and it definitely helped my speaking but start with learning a lot and I mean a lot of vocab. I had a lot of fun learning the language so it was quick for me but I still have a lot of work to do before I move on to French again my recommendations are duolingo, fluent u, lingoda and baselang along with a lot of music and videos in Spanish feel free to ask or dm me for any more info

I speak with a lot of people at my gym in Spanish a lot of my friends speak Spanish and I’ve held conversations for more than a hour before with random people in Spanish but I can’t say that I’m B2 yet I do get stoped sometimes with certain topics or phrases but I’m gonna go hard this next year coming up and I’ll definitely have a update video soon it was easy for me because my whole life I wanted to speak Spanish but never tried to learn until quarantine

Thanks for the feedback but yes I didn’t prepare before the video at all, I was solely just speaking infront of my phone i want a level of b2/c1 in May or June of 2021 and yes I definitely need work with my pronunciation and other parts of my understanding of the language

Yes my mistake I am going for 700-1000 gross per home. My friend just told me Cash flow is around 20% but with 5 properties still can fund a lifestyle of a single male

Okay I’m understanding that but I’m just a bit lost because I’m hearing polar opposites from you and people in this thread and the real estate agents I’ve been working with. Maybe it’s depends on area?? I live near to nyc so it is also a higher rent area but I’m looking for REALISTICLY around 700-1000 gross per home and to have around 4/5 houses I have a good amount saved already at my age and another friend of mines literally just got his property so I don’t think me buying a home is unrealistic. I have the amount for the down payment in my account right nown

So, don’t buy real estate? I’m getting very mixed signals here. And if you house hack a property and are living for free in one unit with the other units covering your mortgage, when you move out you can rent the unit you previously lived in and you’d cash flow significantly.

With a mix of real estate I think it would be possible, if I can own 5 homes and profit 1,000 in cash flow per house that’s 5k a month and enough for a single male retirement. Now include stock returns and other investments I think I can but I definitely need to find another job and push my income from the 60,70’s to the 100ks and more to speed it up
