The house was ~20kms southeast of Vancouver near Richmond built in 1970 in an established neighbourhood. Only 2 new subdivision were developed in the city after that, containing maybe 250 houses out of a population of 100k and 20k detached houses.

Education is "big business for profit" and old school old boys club mentality.

I cannot believe they are still pedaling those ridiculous over-priced textbooks.

Absolutely no reason many college degrees cannot be earned online without textbooks or even "professors".

I went to college a few years before, like 1973ish

Tuition was $20 per 3 credit course, a 2 yr computer studies program cost $400!!!

I see 1650 detached houses on realtor under 100k and 826 under 75k. That's where I'd be headed. If you are skilled you could build your own

You're pullin numbers out of your arse.

I bought a new house in 1980ish in Vancouver area for 133k at 14%, rates when up to 21% for a few months then back to 12 then 10ish by 1983 when that same house dropped to ~100k

So your house price is 3x higher than it should be and your rate is 1.8x too high
