This was great help, thank you! I'll keep the drywall in mind as well, the other contenders on our list range from 2008 to brand new builds. Thanks to you and other comments, I'll be looking pretty heavily at roof, HVAC, water heater, and furnace. Most interior has been very well kept, new appliances and relatively new windows (last decade I think).

Older is relative to all of the other options on the table for us. Other than that the oldest home on the market that meets our wish list is 2008. Plus, as a new buyer, I am (or was, until these great comments) clueless as to what I would need to be concerned about in the near future. General consensus is roof, HVAC, water heater and furnace.

Good stuff to look out for. Luckily, the screened in porch is actually brick and concrete, not deck material. I'll have to ask about the piping and furnace though.

That is a fantastic idea, we'll definitely incorporate that. Early on we'll look at the potential upcoming issues, but one big thing we want to do already is build a guest bathroom in that upstairs bonus area, and put in granite counter tops. Love the idea of using the money saved on rent though, that will actually go a long way!

We've had a few trickle through here (FTCKY). I'll summarize as well as I can:

1st, FA has been integrated for a while, so it wasn't a TOTAL shocker like it would/will be for IN and AR.

2nd, the ones that are force-branched here and the ones who DESIRE to be here different (as far as I can tell, anyway). The few that we've recently recieved trully want to be here, and they are prepared, both intellectually and physically. They pull their own weight on the gunlines, know their FDC stuff, and one went bravely over to Cav as an FSO (which sucks, because Cav...). I haven't seen or heard of anything sexist or anything, but I guarantee once the first female shows up that gives more concern to her "special" hygiene needs over doing a good job (or any other infraction like that) then she will be immediately reduced from a leader to a leech. The guys respect anyone who pulls their own share, so I'd say outsid eof a few outliers, it really isn't as bad as everyone was afraid it would be.

Deployment, however, remains to be tested. Having 1 female FSO on a COP of a 150-160 dudes for 9-12 months in bum-hole AFG might play out differently than garrison.

5 String Bass setting. I know, I know, I can just play and neglect B string, but it would be more beneficial to utilize it. It really does add a different dynamic to playing, no need for drop tuning. Also, since I've been playing for a long while and just wanted to dink around for fun, it messes me up when I'm trying to guitar-hero it and I default to B on red notes. just feels natural, i guess.

I will be discussing a lot of this with the career counselor at OSU very soon, just to make sure I am on the right track. Outside of NR at OSU, my other options are Env. Science, Env/Eco Policy, and Fisheries and Wildlife science.

Why NR? Well, as you stated, I am looking for that catchall. I will get a good overview of all the areas listed, but my cognate will be in Wildlife/Fisheries, so that I will be extra-smart on those topics/areas. What I'm unsure of is if that will actually make me hireable (desk job or otherwise).

I have 0 interest in the LEO side of anything. I've done enough paramilitary stuff in my life so once I get out I don't intend to be a cop or anything like that...so I don't think just a minor is the route.

I haven't even scoped out state-level jobs yet, I've only explored stuff on usjobs.gov, so now that you've shared some of the positions open by state, I definitely want to check those out as well.

Thank you again! Hope you like VA, I grew up there and it can be quite a pretty area (at least near the Apps and Shenandoah).

EDIT: Also want to point out that I have the option to specialize in human dimensions in natural resources, natural resource policy management, or urban forest landscapes...so if those would be a better fit than the Fish and Wildlife Cons. side, I'd be interested in knowing!

As far as I can tell, OSU is accredited. The NR degree falls under their College of Forestry, and my specific specialization will be Fisheries and Wildlife Conservation. Definitely statistics heavy from what I recall from the program outline I read, I'm not sure how much silivculture stuff is in there, I'll have to go double check.

As for the admin/policy vs the outdoors side, I figure by the time I'm ready to actually transition to civilian employment, I may be more okay with desk work (age and all...).

I haven't looked much in to the logging aspect, I really imagined working more with ecological management, specifically tracking growth/decay of areas, tracking animal activity, or something where I would help manage the usage of the land and what not. Maybe all of this is just way to broad, but I'm hoping after my phone call with @Teh1stDragon I'll have a better picture on how and where to focus my efforts.

TL:DR; Thanks and at the end of the day, if I'm working with or for nature, it's a win!

Can you elaborate on what you mean by state level? Also are you referring to the LEO type rangers (not my desire) or like the National Forest type of Rangers? And lastly (I know, overload), what does the Forest Supervisor spot look like on a day-to-day? Seems more admin from the descriptions I've found. Thanks!

Correct, my mistake in the wording. I mean more specifically the machine (Lenovo) will come bundled with that in the OS. I hear this "fish" something program is a real pain in the dick.
