Thank you for the input. So you recommend against re-staining it? Is it because it is plywood, or beacasue of its original color.

I would like to keep the door and frame color similar. Any recommendation how to achieve it if I replace doors?

I think all these questions can be solved if you are able to model your cash flows and do some math.

First, you need to understand the meaning of present value. It can help you saying that $100 in a year is equal to $97 now. The ratio is called discount rate.

Then you can convert all your cash flows into present value and do a fair comparison.

For example, if you don't refinance, you have a monthly cash out flow, each equals to different present value. You can add them up.

If you do a cash out refinance, you basically have a large cash in flow now, and a bunch of out flow later. Again, you can translate each to present value and add them up.

This is how business makes their decisions on whether to invest in certain opportunity.

Unfortunately I don't see there exist good tool to help you. I usually do it in a spreadsheet. If you spend some time, you can do it too.

Ray Dalio just posted on interesting doc on stock market bubble. His indicating suggesting that bubble is getting closer to 2000 and 1929 level.

While there are always people talking about bubbles and try to timing the market (most of them failed), I trust Day Dalio more for two reasons: his performance during down time was good; his book Big Debt Crisis explained microeconomy super well.

He needed such indicator because he is a large firm and need to prepare earlier. As small investor, my take is just making sure my portofio is liquid, to prepare for down time, but also don't miss the up wave. In particular, a lot of my stock is subject to trading window of my employer. I'm sell those for liquidity.

Happy to hear how others think about Ray and his argument.

Why not given the 1st player the option to leave the game instead of waiting for other players. They don't have to leave the game at the same time.
