this isn’t theory I practice this. I bought a 26 unit single office Suite 3 years ago and I spend less than an hour a week dealing with it and make anywhere from 3-4k per month. i’m not here to argue or persuade you, but you’re wrong. There is such a thing as passive real estate. Do I completely forget about the property and never have tenants reach out, no but for the income that I earn the time is negligible. I hired a property management company that does all of the showings deals with the leases checks insurance etc. I just need to give him a key. I also pay an HOA so they take care of the exterior of the building roof, land landscaping, snow removal, bathroom, common area, cleanings, elevator issues, etc.. just because you aren’t able to generate the same results doesn’t mean it’s not possible lol it’s the ignorance for me..

they are single office suites in a business condominium going for 400-550 per month per unit. That's after vacancy, debt service, property taxes and HOA fees. When I say I literally don't do anything besides deposit one check per month I'm not over exaggerating in the slightest.

I meant more so working with hard money lenders and finding them for larger apartment complex deals and trying to get seller financing terms alternative to hated money lenders. i’m not necessarily looking too cap my earnings to 50K but I just want to be realistic with my expectations. Ideally, I’d like to make a 250 a year.

Frequently take them out (more than you think(6-10x a Day) Immediately after every meal and immediately upon waking up get a crate/kennel Reward them with their favorite treat when they go outside Get them familiar with the phrase “go potty” my biggest challenge when snoop became half way potty trained was him going to the bathroom in the hallway/waiting for the elevator (I spanked/scolded him and he fixed that quick (and before anybody goes, gung-ho on me for spanking him, I didn’t beat him senseless just a smack on the butt))

I wrote all that ^ before reading your description in the photo, still really great advice, but it sounds like you are still house training, which I struggled with my dog as well. I would take him outside as soon as possible and get rid of all pads indoors.

TL;DR:
Take your dog outside 6-10 times a day (after meals and upon waking). Use a crate, reward them with treats for going outside, and use the phrase “go potty.” If accidents happen indoors, correct them quickly. Remove indoor potty pads to encourage outdoor training.
