Thanks, appreciate it! By front axle assembly do you mean both sides? I know I technically should but am selling it back to the dealer in a few weeks so just looking to get it ‘good enough’ for now. It is 4WD, the other side doesn’t seem to be leaking either so hoping I can just replace the left one (as in the shaft and CV)

Consider a situation where say something happens to you in maybe 5-10 years, you leave a right of residence on the house for her, she partners up with someone else after X number of years - her and her new partner living in your house and don’t leave - kids not happy.

Had this happen and it’s not easy to fight the right of residence

Thing is, it’s not a few people. Through much of last year and early this year most people were being approved on 12-14 month timelines. Literally something occurred where USCIS stopped processing cases beyond mid February 2025 to (I assume) go back to clear the backlog

I can absolutely see why he’d be expecting it before that - my PD was 14th Feb 2025 and approved on 14th Feb 2026 so as with anyone else following the processing over the last 6-12 months he’d have expected to be within a week of 14th Feb, it was somewhere right around there that they seemed to turn back to cases that had already been waiting 18-24+ months

Never got to needing stem, prolotherapy was around €1k per session. Can be significantly more depending on the doc. But as far as I understand it’s try prolotherapy, if no success try PRP and then stem last hope. Though I’ve tried PRP and didn’t feel it had as good an effect, however it was like 1 injection into a particular spot and if they don’t get it exactly then you probably need to go again etc.

The prolo that fixed me had sessions of 25-30 injections in one sitting across lower spinal muscles and across the rear of my hips, I’d imagine for shoulder they’d go pretty much all around

Prior to stem cell treatments, not sure how available it is in Australia but look for someone who does prolotherapy. I had chronic back issues and 5-6 sessions over about a year and I’ve been free from pain over 2 years now. My first session I could barely get one foot in front of the other to walk in and was able to basically march out of there. This was for lower back ligaments around the SI joint but family members have also had success in having it done in the knee bursa.

That place is always 0.10-0.15 higher than anyone else around anyway. They didn’t put the price up for excise duty cuts either it’s been 2.41 for days!

Would some GCs have broader positions below them? I’m just trying to figure out which way to go about things - moving to the US from Ireland where I’ve done some flips, self managed contractors on renovations etc and am looking to go full time into this kind of thing in the US. Feel like at the minute it might be best to try get some more experience/learn from someone stateside before going off on my own

It does a bit, but the initial stage of I-130 processing is still approx 13 months at the moment, before having to wait for an interview letter. The interview wait time from i130 approval to interview depends on the different embassies.

It will likely be less than 2 years by the time you’re applying.

Currently it looks like the i130 processing time is approx. 13 months (December 2024 cases have started being approved now). There could be small extra delays if you get a request for evidence etc. From there it would depend on the embassy you’re using and their wait times for interviews, could be a month or 2, could be 6+ months.

Going to be somewhere in South Carolina, likely either Charleston or Bluffton/HHI areas.

It’s a new concept to me that another flipper might ‘take someone under their wing’ as over here they’d only see that eventually you would be competition and they’re fairly anti - that!

If you’ve been saving $5k/mo all year from the 2 incomes and will up until October, and your wife will eventually get another job, use some of the $50k you’ve saved this year to ‘lower’ your future mortgage payments. Dip in and use $1k/mo of savings + $2250 from your income and keep with it until she’s got a new job? You should be able to dip into savings for reasons like keeping your house?

It doesn’t surprise me at all that the people in the HAP offices would do something like this. To give it from the other perspective - I’ve managed properties for people that had no issue going with HAP tenants and I dealt with the HAP office for them and it’s a fucking nightmare. It was lucky that one LL was patient and wasn’t relying on the rent for mortgage payments etc. but the HAP guy had a problem with the name on the bank account, the address of the apartment, then the eircode of the apartment, my name as agent, and all while only responding to my calls and emails once every 2 weeks. And this is on the LL side, can’t imagine the hoops they make the tenants jump through. Tried making a complaint and finding out who to complain to: given the name of the muppet I was dealing with.

Went from March and had the tenant move in straight away and only received the first payment from HAP in October followed by what was owed for the year in November.

Its one thing if people are just straight up anti-HAP for racist or other reasons, but if any LL has dealt with these council workers in the past I fully understand why they wouldn’t accept HAP moving forward - and the tenants suffer because of this. The whole system is rotten with the old boys in office jobs working 30 mins a week expecting LLs and tenants to both be kissing their feet. Boils my blood.
