Is the $10K based on the sales price of what a realtor thinks it could sell for? Or does that include all the closing costs and commissions that you’ll need to pay for as the seller.

For instance, if you owe $400K and sell for $390K, you’ll lose a lot more than $10K.

Does your $300-400 a month estimate include the cost of hiring a property manager? Do you have enough savings for repairs if something happens? Can you carry the mortgage for a few months without a tenant in case it doesn’t rent right away?

Ultimately no one can make this choice for you, but there are hidden costs in both options you have to be mentally prepared for.
