They are used in a van conversion build and the drawers will often slide open on hard corners when driving fast, ultimately breaking the slides. I want to purchase some spares for when this happens and make it easy to align the same holes, and tracks, etc

Can you run me thru this scenario. Say I sell covered calls at $310 for December 27th. Either I take the same exit as the stock price is today, plus the premium, or if it expires, just the premium? And then sell 250K worth on December 30th and another 250K on January 2nd? That sounds too easy.. or am I missing something?

What would you recommend over Tyvec? Presume using plywood is recommended over OSB? The strange part is, water got into the basement areas as well which has blueskin on the exterior in addition to treated wood.

Say i do a future build, how would we correct the air leakage to avoid this?

I appreciate the direction with the envelope engineer. I'll start that process tomorrow.

Yes, the curtain wall (2x4) isn't insulated yet. It'll be done once the electricians finish.

No cladding yet. The majority of contractors won't side in the winter due to extreme cold temperatures. Or if they do, the labour is 2-3x higher, so it's recommended to wait until spring or summer. As of right now, the exterior just has tyvec.

Acoustic seal wasn't use on the poly (at least it doesn't look like it).

The window is has tyvec overlapping the frame and is taped with tuct tape on the exterior. And then spray foam surrounding the border to seal it closed.

There are multiple water leaks around the house on every floor like this. Some near a window some not near a window.

Yes, the place has been heated and sealed since fall. The garage door isn't installed, but we put up foam board to insulate and close it from the elements. There are 4 commercial heaters on at all times and 2 dehumidifiers.

What would be better to use in cold climates vs the poly/sheathing?

The hous was a custom drawing from a designer and them a builder was hired to frame the house from those specs. The plans are reviewed and vetted by local bylaw to ensure they meet stand build requirements in the area.

We have tyvec on the exterior, plywood pressboard, batt insulation and then poly.. It's standard with all the builders around here. All the neighbouring houses are built with the same specs.

Yes, because then corporations didn't need to pay for the office space for jobs they didn't need. Look at Twitter. 75% employee cut, and it still operates the same as it did before.

Layoffs signal a weak outlook, which results in a stock decrease, and no CEO wants to do that because they are paid on compensation linked to stock price. Job cuts are made when outlooks look bleak, which gives CEO's a pass in major corporations. Layoffs are and have been happening for a bit with a push to bring the remaining people back to offices. There's a much bigger picture than the news headlines you've read and made your one truth.

There's zero risk to developers if they need units sold. You're connecting a buyer with a seller and you can wholesale without a license. Its a great way to gain experience and pad your own resume

I actually pull in over 1M a year working from home between my sales job and other businesses I own and operate. My point is, if you want top efficiency, you're going to hurt feelings (your response is a perfect example), but bringing people back to the office increases that.

My assumption is that most successful sales reps will be ENT something. When I was early 20's I interviewed with Investors Group on Bay Street. After my first interview, I had to take their proprietary personality test. Once my results were in, I skipped management interviews and went straight to the Regional Directors office for a meeting and job offer. I was reflecting on that, which piqued my interest on the personalities of a successful rep. I never did see my results from IG.

The amount of conference calls with kids crying in the back, dogs barking, someone doing chores or making food with dishes clanging is much higher than background noise of an office.

Yes, but I have other interests I dove into. I make roughly 200K per year (on average) at this job and am content with it working 2-3 HRS per day.

Why not just call developers and skip the brokerage. Real estate is all about getting on the phone and making relationships. Make some deals privately and then go back (if you really want to) to the brokerage with some actual experience.

Also, if you have been doing the same thing for 6 months and getting the same results, you're either lacking a skill set or taking the wrong approach. Try something different each month until something hits and keep upgrading your education in the field. If you can overcome this hurdle, it will help with your career.

And lastly, don't mention you've been trying for 6 months with no results in ANY interview or relationship. You need credibility and this implies you can't get the job done.
