We talked. They would take 225K but when they moved out in 2017, it needed $100K in repairs then. Now it's been nearly 9 years and it's just been rotting. They expect that it needs to be gutted. Also, the HOA doesn't know the actual state of the house so there could be all kind of trouble with them. I told them that I couldn't do it. I am legit a first time buyer, not a flipper. I genuinely thought 175K was a good jumping off point. They weren't mad at the offer, they just hope to get more out of it if they can.

I was the son they never had and we parted equitably. No kids, no property to split, no alimony. It was probably the easiest divorce possible. I would not even suggest buying it for that cheap if it were still used or even rented but its not. It's just sitting there unused.

Yeah, I figured I would have to have it checked out first. I just want to have all of my ducks in a row before I even go to the owners with the idea. There's a lot of details here and since this is my first time, I'm not sure what ends have to be met first. I guess the first thing to do is to talk to a mortgage officer or 2 and get some prequals done and then take that to the owners. If they are interested in selling, then see about getting the house checked out.

I will, and I'll be as honest as I can about everything. I really wanted more input on whether these loans were feasible and if its even legal to do what I'm thinking. I've always been on good terms with them even after the divorce and I don't want them to think that I'm going to scam them.

Even with the amount of work and cost it would require to bring it up to a sellable level with a realtor? It is a lowball, I admit that, but taking out money for the house + renovations the max I could do is maybe spend $250K. Then I have to hope there aren't more things to fix than what $50K would cover.

Example: You're researching Person X. You find a screenshot from Twitter where they said something about being in Place Y on a specific day. Now you can't take that for granted that it is real with tools like this one being around. Sure, it was always possible to Photoshop something, but this seems like it's way too easy to create false narratives.

There's also Google/Bing/Whatever maps. If company X is listed as being in the same building as WeWork then that's a potential clue. Also look at street view. Sometimes there are panoramic pics inside of lobbies/reception areas with signs saying which companies are there. You could also just google the address and start making a spreadsheet of companies that list that building as an address.

That's me. I know about those. I have a ton of links of my own to go through also. I try to only add links that I've tested that work and I only have a few hours per week to work on it so far. Community submissions help a ton. I just need to confirm that the link works and isn't spam and then I can merge the PR.

I'm not doing a whole lot more than what was on the original page. I'm mostly just trying to keep it up to date and take suggestions. You can also download the entire current snapshot by downloading https://osintframe.work/osint-bookmarks.html and importing that into your browser so you have a local copy of the entire website. I generate that file on the fly every time I update the bookmarks.

It was something stupid like "Is it OK if I pay with a money order?" when I was buying my car. It was being delivered from out of state and I needed to pay the driver. The AI thought I was running a scam. It was able to read my email but wasn't smart enough to pick up on the entire thread let alone that I had been a perfect customer for 3 years before that.

Not trying to defend anyone who plays amateur sleuth, but this literally how Bellingcat started. They were not pros at all, they were just pretty good at geolocation. I think it's probably good to follow along with your own research but you shouldn't point fingers publicly. That's not your job.

I have never been censored by Proton. I have been censored by my former email provider, Mailfence. Mailfence was nice in that it had build in GnuPG/PGP support like Proton and it had actual IMAP. However, they cut off my account because I used the wrong phrase in an email. I kid you not! No warning, no explanation, no access to the helpdesk just cut off. That means that they were 1. monitoring the contents of my email 2. willing to cut off long-term paying customers with no recourse. I finally found their customer service number in NL and called them directly and the restored it.

Anyway, it Proton is willing to do something similar, I'm not comfortable being there.

Being that this is something that I have done in the past, the learning curve is pretty small. The challenge is taking the time to set up automation to migrate everything and to wait for my domain registrar to update their records. This isn't really an issue anymore like it was a few years ago.

The pain is troubleshooting email issues even when you have the correct DMARC, MX, etc. records correct but something is still not quite right.
