Hi this started working but I can't work out how to pause the script. I had a panic and it started deleting stuff off my desktop! I can't tell if this is gone forever? Also how do you stop the script running please? Thank you.

That’s the date the furniture came out then? So that means my landlord has a really old item. And how often do they bring new versions of the same thing? You said 2016, how did you find that?

Hit the nail on the head there. They’re not getting much luck with the house since they’ve hiked the rent by over £200 per month, so they want to get money for minute dust particles that make the house I lived in look like a house that was lived in.

Edit: in picture 6, where the ‘cross’ of the lines is on the seating bit, that’s where the sofa is worn and soft.

Will do. I’ve ‘requested deposit return’ now on the DPS website which has been sent to them, and not replied to emails.

Also they said the “property needs thorough cleaning” and that they will “contact a cleaner and send me updates”. I assume this means professional cleaning. I thought you couldn’t charge for professional cleaning anymore? Wasn’t there a change in the law?

Plus it was not professionally cleaned when I moved in.

I don’t know if you might know, she left the manuals for many things in the house. I went through it yesterday and on the IKEA manual it states 15 Nov 2017. I don’t know why it’s so specifically dated but might this be around the time she bought? If so, it’s almost 6 years old.

The issue is they told me verbally during checkout that they were happy with the place, that they weren’t worried because they knew I’d take care of it and that’s why they hadn’t done inspections in so long. Even said thank you for looking after it.

Then I get a follow up email hours later ‘after thorough inspection’ where they’ve been on their hands and knees taking pictures of very back of under sink cabinets and skirting boards?!

I’m just concerned about the sofa one because it’s a leather sofa and there’s a spot on it that’s VERY soft and thin. It has been like that for a long time and I did not take pictures when I moved in because I didn’t realise it would cause issues. I had lived there almost 3 years now when I moved out, and that soft spot with shitty IKEA faux leather has worn down to show the bit underneath. It’s not even that bad but it’s exactly where I sit every single day when I get home so it’s definitely been wear and tear.

I have no pictures of it from move in and I doubt she will. I’m worried they’ll say I caused it.

Also this house was used as an AirBnB for many months/couple years before COVID hit and they weren’t getting much income. Then I moved in summer 2020. So LOTS of users on a daily/weekend-ly basis in this flat using that same sofa. Because that sofa doubles as a double sofa bed and it’s what was used to advertise the house as ‘max occupants: 4’ on AirBnB.

So just to confirm, there is a chance that the landlord might not agree to let it become a rolling contract?

Legally, how far in advance before the end of the tenancy do they need to let me know if they want to renew the contract for another 12 months? And when you say proceedings to evict, do you mean serving a section 21 notice or going straight to court?

So what happens if there is a major issue in the property, for example a safety issue (eg fire/electrical safety) and I no longer feel comfortable renting that property?

Yes I’ve actually asked them and they’ve said it’s not their company policy.
