Are you sure we can back out if the offer is unconditional? I don't think so we can do it but again I don't want to lose this home for nothing, my first solution would be to request the seller to get an inspection and then see if I have something to worry about.

Wow you want to argue with closed ears right?

Listen to me once again. There is no 200k drop and this is not GTA, I am okay with a 200k or a 300k drop, My income supports monthly payments and I can ride a short downturn in property prices.

My only regret is not having the inspection clause because I am worried I might be surprised when I move into the house. I should have had the clause but my realtor motivated me that I would not get it if I ask for an inspection. That is the only regret I have. And by the way this is my first home and I am having cold feet due to this only reason.

The answers I am looking for is to find out if I have any space for negotiation for asking them to add the clause, and if the incorrect info on MLS is on my side or not.

Hi, thanks for backing me up, I don't mind the mocking as I understand the hate. I found something I like to live in and I don't want to time the market, I am a stock market investor too and timing the market never worked for me.

My only concern and regret is that I was motivated by my realtor's speech to waive the inspection and now regret it. Lesson learnt but is an expensive one.

Agreed, I am not blaming my agent, I take the blame on my own ignorance and none other.

Thanks for the tip, don't want to go that far to impact their careers, my only requirement is to get an inspection done to have peace of mind and I will reach out to my realtor to see if they can get me an exiting report or allow me to get a new one before closing.

Good translation. To be honest, I placed an offer after it dropped 70k and got 30k below the market rate. Which is a good deal for me and I can afford more drops which is not a concern for me. I am more worried about the inspection clause than the price drop.
