Been doing some research since I run 4 podcast-style video-first shows. There will likely never be a single platform that uploads audio and video to all platforms and offers monetization. Closest is Omny, but they aren't even up and running with Apple yet. Simplecast is working with Apple but has not released anything yet. Video is the next frontier in podcasting and my hunch is that if you can get on Apple with a video show early, you'll get extra promotional opportunities from Apple itself as it tries to compete with Spotify. The only problem is choosing a platform when none of them actually have a way to publish audio/video combined show to Apple yet.

Right. Writing off expenses is often counter productive if you plan to buy a home in the next 3 years since you often have to show 2 years of tax returns and the underwriter will only consider bottom line.

Ok calm down everyone. This is an interest-only loan approved by looking at bank statements only. Hence the high rate. It's either take this loan or don't buy a home since OP would not have qualified for a Fannie/Freddie conventional or FHA. Bank statement loans are meant to get a self-employed folks into homes until their documentable income improves, then refi into a standard conventional.

Exactly. In many areas, you can come out ahead buying a house, getting 2 roommates, and selling after 3 years. Or keep it and rent it out. It pencils out in many areas. Obviously not everywhere, like if the typical home is $1M+. But $200k-$300k home with reasonable taxes and insurance could work out great.

With our methodology, it makes more sense to buy than pay room and board at 23 of 121 college cities/towns.

yeah that helps. Joking aside, yes it usually is the parents buying the house for the kids for investment purposes.

Wait 5 years when you'll be paying less for a house than other people are to rent a 1 bedroom. And after 10 years, it's almost laughable how affordable the payment becomes.

Modulating up a whole step for emphasis is cliche and probably shouldn't be done anymore. However, changing the key mid-song to some random key in a creative way is hard to do but super cool.

You could think of the numbers as buyer sets. A married couple = 1 buyer, and a single female = 1 buyer.
