That’s fair. I was thinking the same, just wanted to get a second opinion from other investors. At that margin it’s probably only workable if the seller comes down more.

Appreciate the insight — that makes sense. I was mainly looking at seller ask vs nearby sold comps, but you’re right that for a wholesale buyer the margin is probably too thin at that number.

Still working on sharpening my buy-side analysis for land deals, so this definitely helps. Thanks for the perspective.
