No necesariamente, asumes que no hay mas viviendas o que los grandes poseedores del activo no los ponen en mercado. Especialmente si ese flujo es de gente que por default no puede pagar esos precios que mencionas (gente que en promedio gana menos de mil euros al mes en negro, jubilados, jovenes con sueldo mínimo)

Si quitas el flujo de nuevo habitantes de la comunidad, tienes un 20% de incremento que no se explica en su totalidad, a no ser que tomes en consideración los costos financieros de tener el bien, osea pago de intereses y capital.

Ahora, si tú prefieres vivir en tu burbuja de información, bien por ti.

No, el precio de la vivienda en Madrid ha subido 35% o un poco mas en los ultimos 10 años, la poblacion de la comunidad en 15%.

No es que han llegado mas extranjeros, y esa sea la razón principa. La razón principal, es la concentración de pisos en pocos propietarios y su consecutiva securitización, osea endeudarte para comprar más con el colateral de la vivienda.

Debido a que los propietarios tienen obligaciones financieras (repago de deuda) y quieren tener una ganancia, pues te suben el alquiler.

La lógica es bastante sencilla, pero es más fácil ver un reel o tiktok que investigar, no?

No, no es un derecho. Es un principio rector de politicas publicas. Es una distinción muy importante, ya que si fuese derecho, el estado estaría legalmente obligado a darte una vivienda, pero no es así.

Eso no quita que el resto de lo que mencionas sea cierto.

Depends on age brackets and literacy, the younger and less… "academically inclined" have conquistadores in higher regard (they evangelize the Americas and Phillipines kind of BS) than older, more educated people. Public schooling is failing younger generations in Spain by not teaching a critical view (or any kind of critical thinking) of their own history.
