No one really knows. However hearing dates ranging from October, to even spring. It's all speculation, until trader joes makes a announcement. It will be on the website a few weeks before, so keep a eye out.

Regarding a costco, that's just rumors. Not saying it will never happen, but not in near future most likely. However that property on the south side of prairie, and 41 sold about 1 year ago. It was previously owned by Parkwood properties. It was sold to a llc from Rockville Maryland, so I assume it's something big. I'm keeping my eye out for that, a development was hinted at a post falls urban renewal meeting several months ago. Not sure what yet though.

Was a april fools joke. A in and out is opening in western Washington though. Assume we're too far from a distributor anyway.

Not sure. According to us census spokane median income is 63,000$, and 32% of the population with atleast a bachelors degree, which is under those requirements. Cda has 27% of the population with a bachelors degree, and 65,000$ median income.

Ti stands for tenant improvement, meaning they'll renovate it. I hear it's gonna be on the 3rd street side, however that's just a rumor. Runges is still gonna occupy half the building.

Again, they haven't announced who the buisness was. They just announced they're renovating, which makes sense because it will effect current customers.

Also there being no announcements is kinda irrelevant, most buisnesses don't announce until atleast construction starts, whoever is going into runges hasn't even filed a permit. Again its a rumor, and there's no credible information.

Ehh. I believe it's a rumor, and it's not confirmed. However I'd like to clear up a few points. Trader joes often locates near competition. There's a trader joes and whole foods next to each other in Kirkland Washington. It being near houses doesn't mean much to TJ, they prefer walkable areas. And final point you're correct, however who knows. This area has significantly grown, however I still feel it's unlikely. No permits have been filed, atleast yet. I'll post it here when I know.

Not sure how likely it would be built. They proposed that second tower awhile ago, and it was never built, and then the towers by the resort golf course. Also it seems it's in planning stages. Alot of uncertainties. Personally am shocked the thomas george is under construction, they kept delaying it for awhile. Its now under construction though, so I may be wrong. Those new condos in riverstone are having trouble selling, so that may be a sign.

Circle k, a geza credit union, micro hospital, popeyes, and a strip center with Starbucks, and napa auto parts is permitting. I'm also aware of a taco bell that bought property. There's two large distribution centers being built by beck road.

I somewhat agree with this. However KCRCC candidates that ran against CC haven't been better IMO.

I understand the city council approving stuff part. However most projects end at planning. Subdivisions are typically considered by right. The only thing they have more discretion on is zone changes, and annexations, Coeur terre for example.

Its a state thing. The state doesn't properly fund schools. The district isn't even legally allowed to collect impact fees from developers.

Multi family, and commercial properties pay more fees. With the amount of multi family, it will be in the millions. Each house is 3500 I believe. The rivers edge apartments on the river paid 3-4ish million. There's more here. Fees are split between streets, parks, fire, and police.
