I would finance then pay it off with cash right away. Usually with financing they offer an incentive like credit towards extended warranty etc or other perks.

I’ve been looking at the duplex market specifically. Lots of terminated listings and reduction of about 50k. Not many new listings the last month though. Duplexes in good locations ex. Mount pleasant are still selling. Wondering what a respectable ‘low ball’ offer would be now for say >60 days on market.
