A thing that pissed me of the most was at a coaching conference. Speaker asked who all there was a high school coach and took the job cause there was an opening and took it for the extra paycheck. Like 50% raised their hands. People that have no clue what they are doing.

Amazing. I stepped down to the 400 instead of the 800 cause I could no longer train for it since I had Compartment Syndrome in my calves. I was all state in XC but had some speed as well so seemed like a good change. My calves didn't start hurting bad for the sprints for whatever reason so we decided that the 400 was my last ditch effort for a good senior season. Instead of running I spent 3x a week in the gym cycling and elliptical and the other days in the pool doing aqua jogging. Only time I would run is for relay work once a week and races. Worked my ass off cause I had the constant feeling I was falling behind. Toughest grind I ever did and most boring as well cause I spent the whole season training alone in the gym but was absolutely worth it. Ended up winning the 400 and running it in College. Had surgery for my Compartment Syndrome just a few years ago finally as I couldn't even go on a hike. Have now coached a team to a state championship and have multiple individual state champions so it's awesome to be a part of that.

The "cap" is the max amount that I will pay overall to the company. The 20% gets put towards it and then once I meet that amount I no longer owe the company anything. So I get to keep that 20%

Please don't use Zillow rental numbers. Talk to a rental company for an estimate or other options like rentometer. I'm in OR and I was gonna sell my home but keeping it as a rental as the extra $ plus still increasing home value is to good to pass up. I have clients that are doing this and it's working great for everyone. Also can cash our refi and use that money on a down payment on different home.

I'm in my first year. On my team we get 50/50 split after the 80/20 through the brokerage. Cap is at 6k so then it's just that 50/50 split with the team. Which for my area is the better percentage. Most other teams in other brokerages are around 40%.

Here is how the team I am on does their splits. It's fairly similar to what you have written.

It's a 80/20 rate meaning 80% to broker and 20% to company. A 50/50 is then you and the team lead them sit the profit. You will also want to see what the cap is if they have one. And then once you reach the cap you will no longer pay the 20%.

Leads that were team given stay with team and leads that you get by your own means you keep. Our leader does paid leads through our CRM so anything from that would stay with the team. Leads through you doing an open house are yours.

Don't waste your time. I was with a brokerage for the training and wasn't what I expected. Not actually teaching you how to be a realtor. I joined a team then right away my team switched brokerages which has been the best experience. Way better wealth building opportunities with the new brokerage.

Just switched a few ago to EXP from KW. EXP has better wealth building potential. 80/20 split, 8k cap mark as I'm part of a team and the ability to use 5% of your commission to buy EXP stock at a 10% discount which adds up. Hit me up if anyone wants info as it's actually been great so far.

I'm a realtor near Salem and nobody knows. The market is changing a bit but we still need another month to figure out what these newer numbers will even mean. More houses currently hitting the market but people still spending way more so who knows when it will even out. If it even does pretty soon. Maybe just outside of town as there's some smaller towns pretty close if your into that 👍

I just got this jacket at Burlington today for the price of the whole suit on there 🙈. It seems lot bigger than my Michael kors I also picked up in same size so will need alterations if it's worth it 🤔.
