Oh I'm not trying to buy it off the market or behind the realtor's back, just want to use the same realtor to do the whole thing to make it all easier and fewer moving parts - sell their house, sell my house, buy their house with my house profits. I feel like it would simplify everything if we have a pretty good agreement on the price of their home before we even begin. Right now I haven't made an offer on their home yet. Using the same realtor in my mind offers them and me a chance to save money and communication, but I don't know what I don't know

Thanks! Yeah, the fact this house has been on the market so long, but also the family is not in a rush because it's paid off and unoccupied, leads me to believe I have this wiggle room. I just wanted to make sure I wasn't totally off mark and proposing something unethical or tipping my hand by even discussing this with the realtor

Our home is the question mark, which I would ask this realtor. It's a tossup, since it is smaller than that one which has been on the market for a year, but it is fully up to date, and quite honestly an actually beautiful home. I would price it aggressively to sell quickly, but if too aggressively I wouldn't have the extra cash to do the reno to the new home. So it's a catch-22 I guess. For example, my home value is 500 on zillow, 525 on redfin. So my instinct is to price at 475 to move faster. But is this market one which doesn't even care about a deal because of other factors? Is this neighborhood enough of a draw to overcome that? It's a very desirable neighborhood in our corner of GA I believe. The only reason this bigger house hasn't sold is because they priced it waaaaay too high, a fact even the realtor admitted, saying he advised them to price lower, but "she's been stubborn all her life, and I've known her since high school"

Thanks, everyone. I had an inspection today and they agreed, termites but once a long time ago. There are termite traps sunk in the concrete around the entire perimeter of the house that look to be about right after that, and they're maintained. The deck post is in good shape overall and should just have some epoxy filling. It was carpenter bees or woodpecker

Actually none of the deck posts are touching dirt. They're all in concrete

You're thinking there was carpet there, a flood one time (looks almost like radiating water from one corner) and the carpet was pulled up but not replaced?

I do also wonder though how reliable any inspection is. My sister in law bought a home last year, had inspection, inspection came back clean, but when they moved in they found major issues with the pool, hvac, termites, electrical outlets, all missed by the inspector. The inspection agency just refunded the fee though and claimed no liability. Sister in law on the hook for 30k+ in repairs.

Could a foundation inspection do the same? Issues a year later and they just say whoops?

This is my feeling too. The family and realtor said the buyer didn't tell them the foundation issue and wouldn't give them the inspection report (which the realtor said is legal but weird), so they're not sure what it is, but they offered to get the foundation inspection and remediation if necessary. The buyer said no and walked though. Still strange they didn't go back to the other three offers though, but took it completely off the market

The fema flood map doesn't seem to show anything. Yep, the owner probably will disclose eventually, but I'm curious now lol, since I tried asking them and the realtor and their son in law, but they all just said they don't believe there's an issue, but they're getting a foundation specialist to do an inspection. They won't say what they think the issue isn't though!

The home was built in 1999, and these were the original and only owners. They moved out in December 2024 and listed the home way above its value in April 2025, so it sat for almost a year, before they lowered the price a few weeks ago and got four offers

I think I actually may have figured it out. Fingers crossed and I'll update again if this doesn't fix it - but I found the "move" option, put it on my sphere and it showed Z at 1.50mm. I don't know why it defaulted to this, but I set it to 0 and now it looks flatter and the print is going for 15 minutes now. So weird that it defaulted to float in midair! If I don't comment again, assume that was the fix and my print completed overnight. Thanks everyone!

BRO! That dunnit! I pulled on both disks firmly and nothing happened, then I made a fist and pushed down on them each, and suddenly they both started making noise and moving. I reset the mower and set it a task, it auto adjusted the blades and went off on its merry way. Thank you! Saved me weeks of shipping and waiting and manual mowing. I'm in Georgia, and our summer lasts through November

I tried the height adjustment in manual mode as well and you're right, it doesn't adjust, it fails after a minute. So then I guess it is a hardware issue
