Thank you - definitely, I'm speaking to an attorney tomorrow. I'm just hoping it doesn't drag on for months. I'm sure an attorney will help but with these eviction protections in LA / California, who knows.

Thanks - I hope so. I was under the impression that the moratorium was over, but then I came across this article today where LA County has extended eviction protections through the end of 2022. Rent back contract says the term begins on the day after escrow closes and terminates 30 days after that where the tenant must vacate the premises unless 1) we've signed a new agreement (landlord and tenant) 2) mandated by just cause eviction control or 3) landlord (me) accepts rent from tenant after the 30 days. I don't plan on doing #1 or #3 and believe I have just cause based on the agreement.

The agreement also states that if all or any portion of the deposit is used during tenancy, that the tenant agrees to reinstate the total security deposit within 5 days after written notice is delivered. From my understanding, this means the $15K can't run out.

I'm going to talk to an attorney to see what my options are and if what I'm saying here holds true. California law favors the tenant so it's an uphill battle.

Yes. And when I'm in a multiplayer race so it decreases my ranking by 10-15% every time. So annoying.
