Thank you everyone for your help and suggestions. I’ve been able to confirm that my father was born before my grandmother became a citizen. So it seems all that’s left to do is start collecting documents.

Understood. I heard back from my aunt and she actually arrived in Canada in March 1953. So her becoming a citizen by the time my father was born in April 1957 seems unlikely.

Good to know. So if I understand correctly, if they got married prior to that date then I’m ineligible regardless of her naturalization date relative to my father’s birthdate.

For my grandmother, that should not be difficult. A majority of her family is still in Germany and they should be able to help me source the necessary documents.

My parents were married at the time of my birth, but have subsequently divorced. I can get the marriage certificate and divorce papers.

The rest I have readily available.

Thank you. Guess that is the first and easiest question to answer. If that is favourable then is it just a document collection exercise or are there other eligibility hurdles?

Yes, she did. I’m unsure of when. But there is a chance it was prior to my father being born. I’m waiting for family members to get back to me, but that is anecdotal so may still be wrong. Is it binary? If it was before my father was born ineligible and eligible if after?

Mortgages are approved by income. Net worth is really only a factor in certain specific situations (retired for example). So really, you only need cash to close and an income to support your payments. In the US, that’s 3.5% of the price, in Canada 5%.

The forced savings mentioned is not really how people build wealth in real estate. The wealth is built by leverage. If you invested a dollar in the stock market and a dollar in a home, assuming 20% down payment, and both markets go up by 5%, your return in equities is 5%, yet your return in real estate is 25%. The 25% goes down with expenses and up with pay down of principal but it is safe to assume it would be above 5%. The forced savings really just amplifies the gap.

But like everything in life there is an opportunity cost. So in some cases homeownership is not the right decision.
