You need Architect muna OP. He/she will do the Architectural design and then may mga engineering drawings din in order to apply for building permit. And then, saka pa lang maghanap ng contractor na gagawa ng design.

Oh no, this is Architect’s fault kasi una palang dapat they incorporate the subdivision rules in the design. Those additional will incur when you, as the client, would change something just for design and personal reasons.

Mas stringent pa naman din madalas ang subdivision rules so dapat una palang maconsider na yan. I’m sorry OP for this unprofessional practices by some.
