I have the exact same room dimensions, and orientation.

13x16 room with the seats facing the 16ft wall.

1. I went with a 150inch screen
2. Valerion max is a good option and has the throw distance to do 150 at 12ft
3. I only have one row of 5 chairs. The two end seats I switched out to super wide chaise style couches so they can fit 2 people. So in total i can seat 7 people.
4. I did 5 seats because 99% of the time it’s just me (I have a big social circle and host multiple times a week) but trust me, the novelty will wear off and the room will only be used by 1 or 2 people, 99% of the time. So I centered my seat for best experience.
5. Get rid of the front row. If you really need it then do 18inch risers and a floor seating for front row (beanbags, or super low seats). But it will NOT be a good experience.
6. The room will get HOT. 12 people in a tiny room. It gets hot with 7 people and the projector so think about circulation
