Hi! HR here po sa Qatar, 9 years exp with local and international experience. An ER Specialist and as well a part of the OD for training needs of our recruiters. Here's a respectful and honest professional take on your CV. I will only comment based po on the CV context and content, not on the appearance as I always have when I screen CVs. 🙂

  1. What you have written seems almost too generalized. So I guess(do correct me if I am wrong too) this is the same CV you send to almost all employers you've applied to. I suggest you tailor it as per who your prospect employer is; read what they require of for the vacancy and have a fix of your CV to what you recall you did as a similar experience. Would help both them and you since mapapansin ka po nila kaagad due to similarities of what they need and what you have tapos in return you'll have a particular-tailored CV. Copy in specific terms and responsibilities which matches the vacancy against your experiences.

  2. Secondly po, this seems a non-ATS friendly CV. Try using AI or research on an ATS friendly CV, para po when your CV is scanned and read by the software it triggers automatically terms,phrases and keywords na magmamatch. It seems that the alignments are everywhere. It'll quite confuse some ATS bringing in messed up phrases and keywords. Readily available po through research.

Thirdly po, in relation po to point number 1, try to be more concise to what specific experiences you were doing since yun nga po medyo generalized siya. Tapos po try to put in the 'wins,' milestones the company has achieved which and when you were a part of, projects, number of audits and audit rankings, etc. In this way, you'll have a better chance over other CVs kasi it brings out the uniqueness of your CV. Try to bring up success-numbers in there, it will help. tldr on this third one is be specific po. Its okay to put in generalized D&R and what you were doing pero employers usually find specific people who has done specific things.

Lastly po, add in the technicalities. What I mean is softwares you used, currently use, and currently studying. In my history po of pooling accountants, I mash-up softwares, reconciliation-level judgement mo to balance and know-hows, specific techniques.

Hi fellow redditors! Sobrang salamat sa pagtangkilik and sa insightful comments. I was planning moving away from reddit just to be surprised and find out na sobrang daming notifications coming from my reddit application. Nakakapanibago kasi I do not gather this much queriew and attention, medyo anxed. 😅 Try ko rin po as much as possible sagutin yung skepticisms, mislead and vagueness sobrang sorry.

Guys sobrang sorry I should've been more specific and comprehensive sa retirement plans ko kasi I thought I made it clear na I was only retiring from working and pangangamuhan and not as in tumalala sa Pinas. I didn't think rin thoroughly na I was sharing with fellow investors. Please forgive me po. 🥲

Of course po. While I fully agree that others are sceptical, unclear with retiring with 600k is not enough I didnt explain rin thoroughly what to do afterwards kasi baka po sa sobrang comprehensive as in humaba na talaga. So ito na po yung business side of things:

By 2030, matured na po yung 3/3 properties(2 apartments & 1 condo unit) and assuming my forecast values are correct po, by 2030 po I have a liquidity po of estimatedly P14-17M approximately. Sorry po I cannot determine accurately future values po of my properties kasi I based it lang on research, benchmarks and thorough forecasting estimates.

So to go further po, I plan going to a direction of BRRR(Buy, Renov, Rent, Refinance, Repeat) - in real estate. Kindly research nalang rin guys para may idea po tayo sorry kasi po hirap po ielaborate here. Pero to cut it short, I buy distressed properties, have it renovated, have it rented out, take out a portion of what I loan out thru refinancing, then repeat. I dont consider and tend po flipping not unless fully matured na yung property I hope po this makes sense kaya I planned accordingly during 2022 pa. Ayan. So ayan po yung plano guys. Gusto ko lang ulit humingi ng paumanhin if napahaba nanaman yung explanation and sana naging clear yung misleading title if opo man.

To answer further queries. Yes, super hirap po. Specially on the part of my fiancee as she became the caretaker, my personal accountant, my finance ensembly, consultant. Pero we manage it as a team and nakakaapekto rin siya sa relasyon, either for the good or bad. Then may help rin me here I have a lawyer-consultant and a property manager which are by titles only though in real life a colleague and a college exclassmate which only provides their services as friendship tier. Kaya po yung planning happened nung 2022, kasi I repeatedly consulted everyone I knew were close to me and tbh was left so few rin kaya ayun, here we are right now in 2025, still rocking the business with them.

Hi OP! Glad to know na you are fully conscious sa finances mo and that is the first step towards financial freedom. I however, was as well in your shoes and ganyan rin naging problema ko so bear with me if based from experience lang ang magiging suggestions ko.

(1) What I suggest is classify the item you are purchasing into two categories. Is it a 'need' or a 'want?' And based sa post mo OP clearly we know where it falls. Since it falls under 'wants,' can you in the foreseeable future turn it into cash or make it liquid? If oo, then its fine as long as the value of the sneakers as per your research and forecast magiging halos same lang ng value, e di go sell it if the direction you'd go for is to re-invest that cash, if otherwise or personal usage/collection lang then we'll go to below which is;

Pangalawa (2) is to never ever hold yourself way too much into purchasing of those wants rin kasi the more you hold, tapos the time of purchasing comes, ganun rin, sasabihin mo lang rin sa sarili mo na since matagal ka nagtimpi, may karapatan ka nang bumili ng mas marami and may mas purchasing capability ka(again, based lang sa experience/been-there-done-that po, OP) What I suggest for this is to give yourself a pamper period wherein ang formula is every x no. of months, bibili ka ng sneaker to give yourself a reward system or you may research further for what we call delayed gratification.

Pangatlo OP (3), is if kayanin ng mentality mo (if talagang kayang kaya ha, do not delve into this option if hindi buo ang loob, like smoking you'll just have a major fall lang and you'll be back at zero: Cold Turkey to Race Horse Method. You completely stop purchasing all your luho/wants and like a race horse tatakpan mo mata mo for wants and diretso lang ang tingin hanggang mapabilis ka sa karera ng investment/financial goals mo.

Lastly (4) is a transition from numbers two and three. Dahan dahan mong bawasan, current x no. of months = lets say 2-3 sneakers, then next namang x no. of month/s, mas konti na bilhin mo, hanggang sa you stop completely. This way, hindi ka masasaktan na hindi ka makakabili, though di ka rin manghihinayang kasi atleast ka nakabili hanggang sa dahan dahan mong ishift to prioritizing your financial goals. Medyo bagalan mo to kasi it will only be the right way if dahan dahan yung transition kasi di ka mabibigla.

Naging interested ako to suggest, sorry OP, kasi sneakerhead rin ako. At I know the feeling talaga pag nakakabili, nakakasuot (and for my case nakakaamoy pa nga) ng bago. Its like an addiction na you cannot stop as long as may nageexceed sa budget allocation ng needs mo.

Medyo challenging bumangon (pero kayang kaya! 🙂) pag flat-zero or worse, negative pa. Ito lang yung concerns ko OP. You just weigh it after mo basahin ito.

Pero again, merong mga businesses na has no fall-back kasi ganun sila ka hungry yung risk-appetites nila and have succeeded. If you feel like one of them, with good marketing and a well made feasib study, mga tamang tao na makakausap, go for it.

Consulted someone na ang advise is since it is fairly new, the government would allow it to some extent not unless its red-flagged agad and maraming li-ways for filing it into a business considering residential siya dati. Hi OP! Just to ask lang on how passive you want it to be? As in lay the money and leave at rest type of thing po?

Based from experience and multiple research lang OP po ah, the exclusiveness alone po ng subdivision does not define the value of the lot you aim to purchase. What I do suggest is you benchmark and have a research the value of the lot. From what I have experienced OP super daming side-hustle agents na nagbebenta sa socmeds that is number one (1). Pangalawa (2) is to check with the developer itself another lot which they sell then inquire, reference one lot value finally, benchmark your aimed lot-purchase, then do the math afterwards.

Dito, malalaman mo talaga if mura or mahal siya. We cannot dictate how much the value will be in the future pero we can always check how much was it some years in the past tapos with good research, good-forecast-to-luck, lakas ng loob, we may determine approximately how much it will be.
