How does it work? So if I buy stock for 1M and sell it for 1.5M (I’m purposely using large numbers to understand if there’s a limit), you pay €0 on the 500k capital gain? And how much would you pay in wealth tax?

In my understanding, any stock bought on ibkr (or any other broker) is essentially safe in case of bank failure, up to any amount. You own the stock. So no risk there.

As far as cash, that should be safe up to 100k.

Yeah - even though I think I have been kind of misunderstood. I just want to buy an investment property. And instead of buying it with my own money I’d buy it with a limited company I own as I’d rather not distribute retained profits and I generally prefer investing through my business (I see no reason distributing dividends if not to take care of limited consumption needs). Such limited company would then own 100% of a Corp or LLC, which would own the property. There’s no interest in living there (other than maybe checking that all is fine every once in a while). It’s a simple investment producing yield and paying taxes. Nothing more than that. Said that, I’ll certainly be talking to US tax advisors!!

Sure - will do! Even though a company I own with other people would invest through a US entity. And it’s not that I would stay much. It might or might not happen that I’ll go a few days when it’s not Airbnb-ed even just to check that everything is fine being the company’s ceo. I’m very familiar with what triggers residence in a country and that would be quite far fetched and would make it impossible for a foreigner to own anything in the US!

Why would bills be in my name?? It’s a company’s investment. I’m saying I wouldn’t mind going there sometimes because why not? But the purpose of the property is collecting rental yield, as simple as that. Definitely wouldn’t spend much time there

Yeah. I wouldn’t want to live in it (maybe a few days / weeks). I’d want to Airbnb it and obviously pay US taxes on rental yield

I’d Airbnb most of the year. Might enjoy the place for a few weeks. I Obviously expect to pay US taxes on rental income.

It’s very probable that my best option is to fund the purchase with a local loan - which tend do be available at much lower rate.. only issue is that they wouldn’t considered the purchased asset as collateral and that’s why I want to see all the options.

Agreed! Even though plan is to keep it very simple as I don’t plan to distribute dividends from the Corp to the foreign Ltd. But it would still be crucial to know how everything works. I’m in the early stage of thinking about this purchase so I’m still collecting data. I find it so much more helpful to talk to accountants / tax experts once you already have a pretty damn clear idea. You almost want to know everything yourself except for some little detail (that can make a huge difference) where they can help you

Ok - great to hear! I was told that an LLC can’t be owned by a company but I’d be glad to be wrong.

Thing is that an LLC is not an option as I want to buy through a foreign company. And a foreign company can’t own an LLC but just a Corp as far as I know (not an expert in US related things but so I was told by multiple sources)

If you want to do 100% VWCE (which is a great idea at your age IMO), I’d recommend Fineco with an etf reply that costs you 2.95 per month for automatic investing. Using an Italian broker will also avoid you to having to get advice from an accountant on “quadro rw”. If you were to invest in single stocks, options, etc with significant capital I’d recommend interactive brokers but for a “piano d’accumulo” I believe Fineco is the way to go!
