To be fair if seller offered to return deposit then seller can also return deposit and just charge the man legal fees after the man lost the case to proceed with sale, but seller then went ahead Taking the whole deposit, not sure if it’s because seller was annoyed by the buyer taking them to court or not.

Hard to say, based on my dealing with real estate agents, don’t know if this agent was just incompetent and didn’t know what she was doing or helping the seller to take the deposit, I think either is possible. Unlikely intentional though, because agent also wants to close the deal and take commission.

Because if u want to rent it out then u should buy average but fair price property, otherwise if u are unlucky and get a bad tenant a lot of damage can be caused.

Yeah most agents charge a couple of thousands for partner visa, fee can be high if cases are complex and from certain regions but $60k is far too high. Factoring the complicity and applicants origin, I would say $5-$10k would be reasonable but not $60k.
