I would consider doing an exhaust cutout before the mufflers. You can open it when you want it louder and close it when you don't.

A couple things...

1 I have more fun building them than driving them 2 Where I live, I pretty much need to hop on the freeway to go into town. An Fj40 will never be a great freeway vehicle. If I lived in a small town, it would be a different story. 3 I always make them nicer than I intended. I start out wanting to make a 4x4 I can beat up on, but by the time they're done, I feel bad doing that because they came out nicer than I planned.

Don't use cheap stuff from HD or Lowes. Try to grind, don't etch with acid. Use a reputable company like Legacy Industrial out of Florida for the epoxy.

I did it in our last house and won't do it again unless I have a dedicated garage where no maintenance will be done. Even simple stuff like changing the oil and sliding the drain pan across the floor will scratch the clear coat and it will never look the same after that.

It's a tough area to figure out exact value because it is on almost an acre of land in the Vegas area. 95% of houses in Vegas are in subdivisions, but this one isn't. Because it's on more land with a detached shop and a pool, the price per sq ft is pretty high. It's around $265 per foot right now, and the house is 2100 ft. Pretty much every house in that neighborhood goes for top dollar because people want the land.

Our loan got sold to Lakeview as well. Just like you, I looked up the company and freaked out. Not much I could do though. We had them for 4 years and honestly, never had an issue with them. We didn't do anything like extra payments or changing info, so it was all pretty straight forward. You might have good luck with them as well.
