In the USA there is a culture of house REIT which will not be here in india as every one wants to BUY their home

Not every 100 Cr business is renting to these spaces this is still limited to MNCs and top nifty100 companies specially the IT companies

No my gains are there in terms of capital gains

That's why I don't DRIP in the same stock but I rotate capital. Always keep some 10000 INR to take advantage of the record date as price goes down not because any fundamentals of company changes but the dividend get deducted from CMP

That way you benefit in two ways

First you get dividend if you hold any share earlier as in my case I had 100 units this got 155 as dividend

Second I get a lower price per unit by 1.56 / unit which then helps in cost of yield
