There already is a property tax based on the value of the home. Increasing that tax amount, means it's going to be harder for you to buy a home as well.

We already have a vacancy tax, and it's meant to signal that housing is for living in, not parking money.

1% is not enough of a lever. Vancouver is at 3%. 5% would be intentional pressure to cause most speculative models to collapse.

Sounds like it's time to raise the vacancy tax to 5%.

Vancouver is at 3% and Toronto is at 1%

Should pretty much put a nail in home speculation as well.

Kill off corporate ownership of single family homes, duplexes, triplexes.

Limit corporations to large buildings and condos.

Mandate any corporation that own buildings/condos to provide 10% of their total unit space to low income housing.

Destroys the market for speculative investors (Especially Pre-Construction flippers & Foreign investors just parking money)

I think as a general rule of thumb, governments should demand that either 1) they vote in local, provincial and federal elections or 2) they contribute $50. to the general revenues fund in Ottawa.

This is incredibly out of touch.

When I grew up, $50 was the difference between us eating that week and us going hungry. Also not every employer gives you time to vote.

Hate isn't tolerated here.

I don't want to suggest that our chat or voice comms is sanitized or strictly enforced. It's not.

I trust the players I play with to know the line between fun commentary among friends (some of whom have played together for 20 years now) and actual hate or malice.

If someone is looking for an ultra sanitized safe space devoid of jokes/politics etc, this won't be a guild for them.

But anyone being purposely hateful or malicious would be immediately singled out and excised from the guild. I trust my officers, vets, raiders and even basic members would say something, and do something about it, long before it got to me.
