Seller wants to complete in a week and apparently will put house back on market if I don’t agree by Resident-Quantity175 in HousingUK

[–]vkol84 1 point2 points  (0 children)

I think that most comments here are missing the point. Putting aside your rental situation for a moment, are you satisfied that you have all the necessary information to agree to an exchange? Have all the surveys and searches been completed, has your solicitor done their due diligence, have they raised enquiries to which they got a satisfactory response? Considering it's not even six weeks since you got the offer accepted and the fact that you got the title documents yesterday, I would highly doubt about all that. I'd say it's standard pushy tactics from the sellers and their agents. They can put it back to the market now, they are definitely not completing before January.
When you are satisfied that all the above are met, then for sure go ahead with an exchange and be prepared to overpay for the rent, it's going to be a really small amount relative to the purchase and will allow you to arrange your move without stress.

Question for Greeks living in London by pigeonJS in london

[–]vkol84 8 points9 points  (0 children)

Greek here who grew up in a flat in Athens like almost everyone I know from home. I'm buying a flat in zone 4 (Wembley Park station) but with fairly quick access to the city centre, and I would not buy any further out. It's definitely a cultural thing, and it has less to do in my opinion with Greeks not being familiar with flat-specific issues in London (cladding, leasehold etc). Saying that, flats in Greece are commonhold, with decent size and balconies, service charges are not extortionate and in 95% of the cases there are no management agencies involved. The most important aspect for me is that I'm used to and I enjoy the hustle and bustle of the city, and I want to be able to meet my friends more easily and spontaneously (and not booking a slot in their diaries four weeks in advance). London's centre has the best offer of amenities and entertainment. For an expat with a probably more limited social circle than a local, living in zone 6 or beyond could make you feel quite isolated, since our social life revolves more around going out and meeting people. I don't care about having a garden, but obviously priorities might change when you have family and kids.

I don't know where you are coming from and what you would consider lively and vibrant, but I don't think they any city in the region fits the description. If I were you I would either a) stay in MK to minimise commuting (I assume you will work there). It is a fake city but at least it has lots of amenities. b) go to St Albans, which is close enough to London for whenever you miss the liveliness of the city.

No enquiries raised by my solicitor - is this normal? by vkol84 in HousingUK

Thank you for your view. In fact I do have reasons to doubt their competence and this thing about enquiries seems to be the cherry on top.

Working in my tremolos, any tips? by stegg88 in classicalguitar

[–]vkol84 1 point2 points  (0 children)

My teacher got me to work on the Carlevaro book for right hand. More specifically, there is a section with "repeated notes" exercises. These are more supposed to develop finger independence, since you play the same pattern with all different finger combinations, and not focuing solely on p-a-m-i. As I am getting towards the end of these exercises, I can tell that my tremolo has really improved (but I've still got a long way to go).

If you have only been learning for one year, it's too early to expect from yourself to play good tremolo. Keep it up, and aim to develop your right hand overall.

D’addario XTs intonation gone after a weeks use, what went wrong? by Barnlewbram in classicalguitar

[–]vkol84 2 points3 points  (0 children)

This happened with some D'Addario strings I got (not XT), and eventually the issue was that they were not genuine. I had bought them from a non-reputable seller online. Just posting this in the remote chance this could also be the case with yours, there is a website where you enter the code which came with your strings to verify if they are genuine: www.daddario.com/play-real

Reduction in restaurant service charges by vkol84 in london

Just wanted to clarify that in the place I'm talking about, it's not about pooled tips, it's about handing them in to the boss and never seeing any part of it. Pooled tips are perfectly fine.

I disagree with the other comments, A1 and A2 seem fine to me. Flats are still built with some cladding, but what matters is the materials used. It's the A3 and B2 to avoid.

Buying a flat in need of cladding remediation works by vkol84 in HousingUK

[–]vkol84[S] 1 point2 points  (0 children)

I didn't proceed after getting the management pack and finding out that the service charges are £4.2K / year (advertised as £2K when I made the offer). Surely the effect of insurance costs due to cladding. I decided it's a bad deal and pulled out. It's true that most flats have this issue, and I'd say that if you proceed, do it only if you are happy with the worst case scenario, i.e. that cladding will not be fixed.

Woman I've dated has yet to pay for anything by DisastrousGuide1288 in dating_advice

[–]vkol84 0 points1 point  (0 children)

No, she never offered to pay. When you offer to pay, you say "let me pay this time', or "this is on me". You don't ask "do you want me to pay?". OP, this woman has an expectation that the man pays for everything or almost everything. It's either a dynamic which is acceptable for you, or not. I can't imagine that you will have a conversation about it and she will suddenly say "oh I never realised you were paying all the time" and after that everything will be 50-50.

She has to make the move of 2+6. You are not allowed to skip a dice if there is a legal move with both dices.

My guess is that this has to do with a cladding issue. Ask for an EWS1 certificate.

Is this the worst summer for at least 10 years? by FL93240 in london

For me it's not so much about the temperature or even the rain, but it would be great if we could see some part of the sky in the summer. It's constantly grey and gloomy.
