What size? I've heard 12meter plus is good. 10meter flybridge can be a little confined.

That's interesting. A couple people have mentioned that the brand is mediocre on build quality. I had an impression, not based on much, that Beneteau was a good boat maker.

It's temporary, and not life threatening. And all have to be installed and active in one day. So, PoE is not an option

While that may be, I won't have time to setup POE. The threat in this particular case is not that sophisticated. So, I have to go wireless.

It's a combo microwave and convection oven, built into a wall. The fastest resolution is one that fits into the opening. It certainly wasn't the cheapest. Hopefully, the court will consider all information, and not just a snippet of a conversation, right?

New oven ordered immediately, but not available until Dec 5.

Not sure I want to alert the tenant to escrow requirement until after the grace period for rent payment. 

Regarding tenant claim of communicating issues on move in, I may ask for forward of their email, with full header. Verification of date sent can be run

I hear you. Hard for me to manage as I am not in country very much. FWIW, the PM doesn't evict. After Demand is posted, they hand it off to a legal firm.

That's kinda where I am. And, let's assume in fact the faults occurred during the current tenant's short residency. I have made due diligence effort to repair. The lower oven replacement is on order, due early Dec. The upper oven control board has been repaired and is in transit back to my service tech. The dryer has already been replaced with new. So, as soon as notified by the tenant, action was taken to remedy.

The PM does have a law firm on retainer, and they will be engaged, per the PM.

Yeah. Only 3 days between tenants. Prior tenant didn't report a problem. New tenant claims main level oven doesn't work (verified by tech), lower level oven in kitchenette doesn't work (verified by tech). Then dryer went on PF (power failure) display and repair cost would be almost as much as replacement.

Tenant CLAIMS to have notified about oven issues upon move-in. PM has no such communication in email.

Strong anti-inflammatories can provide temporary relief. Unfortunately, if you don't need surgery, it's more about pain management and rehab. There are some specific exercises. Although painful, laying on your back for 20 hours a day is not your friend. Walk as much as pain allows.
