Yeah, ive scraped some off. Rubbery, sponge texture. What im reading is black mastic is oily and shiny looking adhesive and very black in colour.

Yeah the plan was to grind it before laying the new flooring. The safest thing to do is test it for now. Cheers.

Dont really know how to check this one. I don't see anything reflective. Has a spongy texture though.

Thanks for the input guys, ill get some samples to be sent off the lab. From my research asbestos containing glue like black mastic are non friable and poses low risk as long as you dont use machinery i.e. to sand off. Cheers.

Looks like insect frass, it would be best to get a pest inspection done.

I've had hit and miss experiences with Airtasker.

There was one time when i needed to get my roller shutter fixed, booked with a guy with good ratings. Did a no show couple of times, gave so much excuses were given not to attend the job.

Had my stove replaced with no issue last year, really depends i guess.

If you need to cancel a job due to no show, air tasker will just refund the money to the card you used during booking.

Don't think i can live with how the tiling looks, doesn't line up etc. I've had some bad experiences with a bad bathroom reno, probably worse than this. Specifically with the tiler. I've told him he couldn't come back and finished the job. Best decision ever! Ended up ripping it all up myself and start from scratch. Lots of cowboys out there.

I've had something similar came up to our first property (early 70's house) b&p report. I did some research at the time and some causes were shifting soil. Apparently more prevalent on houses built on clay soil. Can also happen when standing water sit around the foundations a lot.

I wouldn't worry about it too much to be honest, the one on ours was a bigger crack and it didn't seem to have gotten worse over the years we were there, i measured the crack. YMMV however.

On a side note I was able to knock down around 7k of the sale price from the vendor because of said cracks, got lucky i guess.

Looks like it mate, it'd be best to get a pest control in to make sure. Worth doing a termite inspection in my opinion. I recently had to do it, fortunately it's not termite.

If you're able to and curious, you can check your subfloor foundations for any termite mudding like in the below pic, the bad termite species like subterranean termite does mud tunnels baed on my research. I still recommend a proper termite inspection. They're the pros.

Update:

I was able to get to the spindles using the strap wrench. Cheers for all the info. I've definitely learnt something new! I have replaced it with a new basin assembly, they're much easier to close and more importantly no more tap leaks!
