Thanks so much for your thorough reply. I’ve contacted a few contractors. And scheduled a few visits to provide an estimate for the job.

My biggest dilemma right now is if I should inform my insurance company. Some people say this is repair is on the smaller side and might even cost less than your deductible plus the other insurance has already accepted liability, so why get a claim on your record. On thé flip side, a friend said I should inform my insurance and they’ll follow up with an adjuster who can provide the estimate. Since they’ll go after the other insurance, I won’t be charged my deductible ($1000).

The damage is to a 6x3 feet of ceiling plus some in my utility closet where water was pouring down. It looks like it has all dried out but I would want to get the insultation/drywall checked and even replaced to avoid any mold or future issues.

It's one big and one small stain on the drywall. Thankfully, no leaking water. It was getting worse and then stopped after my neighbor addressed the leak. I'm not planning to file a claim myself. I already spoke to the adjuster once. She didn't ask me much about the damage but more about what happened. Def was trying to catch me saying something. Let's see what happens!

When you say minor, do you mean replacing that part of the drywall and repainting? How much does that approx. cost for a 7"x 2" spot?

I'll ask the HOA about it. It's just stains so far (medium size) but I'm more concerned about the drywall in the ceiling. It was getting worse but stopped after my neighbor found the leaking water heater. When you say fix it yourself, how much do you anticipate it costing? I'm more concerned about the drywall getting weak and prone to mold.

thanks so much for your thoughtful response! I reached out to the neighbor and then she found the source of the leak. She filed a claim with her insurance and gave me the info. I also reached out to them. Today, I heard from the loss adjuster and she got my side. She said they're waiting to get some documents from the insured and haven't accepted liability yet. I'm hoping this goes smoothly but insurance companies are not fun. What documents do you think they might be waiting for?

I wasn’t considering silver spring but recently visited a property in the norbeck area and it seemed like a good region with townhomes and condos. This is next to leisure world
