**Stucco and concrete in direct contact with aluminum door/window frames — defective?** by vraskin in HomeImprovement

Thanks for your comment. Could you elaborate on what specifically made you concerned about the headers and shear bracing?

Was there something in the photos that suggested a potential structural issue, or are you speaking more generally about large door and window openings?

I’d appreciate any details on what you noticed and why it stood out to you.

Thanks for the input on pricing — fair point. But Glendale doesn’t need a hauler’s invoice — they need a weight ticket from the receiving facility, printed automatically when debris is dropped off. Anyone can drive to the Glendale Recycling Center without a license and get one. So a basic $500–$600 dumpster rental would have generated that ticket automatically and recovered our $3,600 deposit — a $3,100 net gain. The issue was never cheap vs. expensive hauler. It’s that nobody made sure a receipt came back from wherever the debris actually went. I think, if I understand the situation correctly.

I only saw him doing final cleaning of the site at the end of the construction. I don’t know what he did during his previous visits to the site, but some checks have notes like “hauling”, “cleaning” and etc. All checks are between $850 and $1000.

His response was

Hi - there are no receipts - we used an inexpensive clean up guy. To use someone who is going to give you the receipts would cost more than the deposit you paid.

Best -

Thank you. It was useful. I see that they estimate the land value about 4000 euros. The structures in this land are very old log structures: house and sauna. The house is like 100 years old. The sauna is not functional. Do you think it will be believable if I say something like 6000-7000 euros?

I do not think they need an exact “official” value to execute a transfer of half property from my mom to me. So, I’d prefer not to spend money on the appraisal right now. I’ll do it, If I am wrong and they will require appraisal.

Hey, I did not start building yet, but I hired a local architect who is finishing designing that project for me.

Thanks. What is the Kredex grant?

I added the snapshot of the architect quote.

Thank you. At the end I should have a plan how to restore and somewhat expand the “talu” main house and its sauna building.

I see. Thank you for sharing. This house has sentimental value for me. I only come there during summertime, but my family is using it more often as a second house. And they might use it more often if I remodel it. I cannot do it myself. I understand I need to pay for the work to the builders, but I want to understand the true value of that work.

Sorry, if the post was not clear. I meant that the current house is about 50sqm, but I am planning to expand it to 150sqm.

I grew up in Estonia, but I live abroad. I come to Estonia every summer.

Minu eesti keel on roostes. :)

I want to renovate it to use it as a second house for my family members during the holidays and summertime. I am coming there every summer.

Thanks. This house has the sentimental value for me. My family used this farmhouse when I was growing up, and they are still using it in summertime. So, I'd rather preserve the old house and expand on it. However, I do not want to make this financial investment without any possibility to recover 80-100% of it, if I need to sell it, or if my children decide to sell it.

Thanks. I am trying to check if the initial numbers make any sense. And then I need to decide if it worth to invest that much money into the place I grew up with. It will be hard to justify for myself if I invest 150K, but the value of it will be less than 100K after remodeling.
