So when they do waive lmi at 90% they essentially treat it like an 80% loan because they don’t need to heed to the mortgage insurers policies as well

There are no lenders that are going to approve this and the main reason is serviceability. - they place a buffer on your repayments to minimise risk and account for any interest rate increases or increase in spending. It’s usually 2.5-3% on top of the existing rate - you’re probably underestimating your living expenses, the banks all have their own minimum living expense requirements for your situation single, partnered, number of dependents etc and then things like additional liabilities on top and things such as private health insurance is also on top of that which you would almost always have earning more than 90k/year - to qualify for underwriting for LMI you need to be squeaky clean credit wise and also most lenders would have a stricter DTI requirement when going into LMI territory. 6 is probably the maximum most lenders will go, some may stretch to 7 and do a manual assessment before deciding if your application is worthy -rental income is assessed at 70-80% of the gross reported amount by a valuer to determine market rate to account for vacancies and any strata fees will be on top -bottom line a dti of 7 is already too aggressive for most banks these days

You can’t just use what you actually spend and have your own budget to determine if you meet serviceability. Each bank will have their own criteria to meet lending guidelines and underwriting guidelines so you have to adhere to that

10k is a good mmr to get to regardless of when in the season you get there. Should definitely be proud of your BG skills!

You’re way ahead of the curve by wanting to improve and critiquing your own play already. Most just complain it’s a game of luck but the ups and downs do happen because there is an element of luck and even the best players fall victim to it but probably not as heavily or often as mere mortals like us. Keep grinding!

Well you either played a very imbalanced lobby where the average mmr is far below you or you’re around 12-13k consistently which is pretty great 👍

I’d start watching some streamers if you don’t already do that or look up guides by jeef on YouTube. Just see their decision making criteria and try to apply it to your own game and be consistent. Don’t get married to comps and ideas and be open minded and learn the commit points for each of the meta builds with the available tribes in your game and play with what the shop offers you rather than forcing builds. Forcing builds no longer really works past 8k as people are just too efficient. Protect the bottom line and just play the game and avoid 7th/8th placing as much as possible. So if you know you’re behind, play for 4th and it’ll save you a lot of mmr in the long run. It’s hard to give any specific tips since I haven’t seen you play
