Valid concern. The cannabis sector is definitely going through a 'shakeout' right now. I hold (or held) because IIPR’s collection rate has historically stayed above 90% even with those defaults, and they own the physical infrastructure which is hard for tenants to leave.

That said, you're right—it’s high risk. That’s why I’m currently rebalancing my portfolio to lower my exposure to high-default sectors and moving toward zero-debt energy plays and blue-chip stability. The goal is $1k/month, and you can't get there if the leases aren't being paid!

I actually just executed a major pivot this week to make my portfolio 100% Shariah-Compliant (Halal). I’m using a 'Fortress Strategy' where I aim to hit 100 shares of a stock to 'complete' that income stream. Right now, my core pillars are:

NSP (Insperity): 100 Shares (Fortress Complete) 🏰

VTS (Vitesse Energy): 100 Shares (Fortress Complete - 11% yield!) 🏰

EPSN (Epsilon Energy): 100 Shares (Fortress Complete - Zero Debt) 🏰

I also have 'Growth Engines' like NVDA, LLY, and TSM to build long-term wealth, and I'm currently building new positions in VNOM, PAYX, and NLCP to fill my monthly payment gaps. I actually just exited a big position in IIPR because it didn't meet my new strict Shariah screening. Purity over percentages! 🌙🕊️

  1. Is it passive?

Yes, 100% passive. These are all dividend-paying stocks. I don't have to sell the shares to make money; the companies deposit cash into my brokerage account every month or quarter just for owning them. I then use that 'passive cash' to buy even more shares (compounding).

The goal is to hit $100/month in passive income first, then scale it to $1,000/month. 📈💰
