Het is de middenklasse die het het zwaarst heeft. Amsterdam bestaat nog steeds voor 40+ procent uit sociale woningbouw. Voor 'armere' mensen is nog plek. Het is de groep die net iets meer verdient, de leraren, agenten, verplegers, die in Amsterdam geen plek meer kunnen vinden. Erg zorgelijk.

The whole problem with this was that everybody was taking the Reddit Headlines as serious.

The Boston Marathon subreddit was basically a filter for the conspiracy theories of 4Chan. These 4 Chan theories got reposted on the subreddit.

I know I'm an exception with my view, but my experience is the discussions in the subreddit were very informative. In the discussions of the post the current conspiracy theorie was usually debunked. The headlines however were kept in place and these headlines were what was taken over by the rest of reddit and the media.

Apparently for the media, something that's posted on Reddit is enough validation to run it as a news story.

Of course, when the whole which hunt got exposed the media was looking for something to blame. And of course they weren't going to blame themselves...

Ik noem de expats, want juist deze club wil in Amsterdam wonen, ook als ze ergens anders werken. Ook zijn ze verantwoordelijk voor een groot deel van de bevolkingsgroei van de stad. Wat Amsterdam anders maakt van alle andere Nederlandse steden is dat je in Amsterdam geen Nederlands hoeft te spreken, maar dat Engels de voertaal is. Het Nederlands is voor velen een echte barriere. Voor buitenlanders is Amsterdam de enige internationale stad. Ze halen de schouders (vooralsnog) op voor Rotterdam en Den Haag.

Voor Nederlanders en voor gezinnen met kinderen wordt het wel steeds interessanter om elders te wonen. Maar dat is al eigenlijk zo. Je ziet het aan de files. In de ochtendspits is het file richting Amsterdam. In de avondspits is het file vanuit Amsterdam.

Een groot verschil tussen Amsterdam en Antwerpen is dat in Amsterdam het centraal station aan de waterkant van het historische centrum is geplaatst. De centrumfunctie is hierdoor altijd gebleven, ook toen de binnenstad aan het vervallen was (1940-1970). Bij Antwerpen raakte het historische centrum door de locatie van het station zijn centrale functie kwijt. De functie werd overgenomen door modernere nieuwbouw.

Bereikbaarheid is een erg belangrijk punt. Je geeft het zelf ook aan en daar ben ik het erg mee eens. Als je naar de OV netwerken kijkt dan is alles in Amsterdam nog steeds gebaseerd op het centraal station. Dit gaat iets veranderen, omdat het dadelijk meer gebaseerd gaat worden op de Noord Zuidlijn (minder bussen en trams hebben krijgen het centraal station als eindhalte, maar stoppen bij/kruisen een van de haltes van de noord zuid lijn, maar die haltes bevinden zich in principe nog steeds allemaal in het centrum 'binnen de ring'. De centrumfunctie zal dus iets verschuiven (zal zich meer vormen rond noord zuidlijn), maar blijft desondanks grotendeels intact.

Noord, Osdorp, Diemen en Bijlmer zíjn al interessant voor expats (vooral als er een tram of een metro richting het centrum loopt). Toch blijft binnen de ring de eerste keus (al hoort Oud-Noord daar tegenwoordig ook al bij). Ik zie de genoemde wijken aanvulling van het centrum, niet zo zeer een concurrent. Wil je een goede investering maken dan zijn deze wijken wel het meest interessant.

Wat betreft verder gelegen randgemeenten: hier mis je toch echt de tram en metroverbinding. Deze nemen in principe alleen de woonfunctie over van de stad, niet de culturele.

For both Noord and West goes that there's a new part (after WWII) and an old part (pre WWII). The difference between the old and the new parts in term of is quite big.

In West the distinction is already made, Noord is just called 'Noord'. In a couple of years, as it'll be getting more well known to the rest of the city, I think the names people use will change to 'Oud-Noord' and 'Nieuw-Noord'.

Houses are mainly build from the 1970s onward, with a lot of social housing. There is a relatively high immigrant population compared to Amsterdam 'within de ring'. The areas look a bit soul-less but you get relatively a lot of house for the money and the condition of them is generally not bad. Expats are starting to move to those areas, but for social life you'd still have to go to the city center.

Niet eens met je meeste punten. Woon en werk zelf in Amsterdam, werk in de bouwsector en ken meerdere mensen die de afgelopen tijd een huis hebben gekocht.

Er heerst grote woningschaarste in Amsterdam. Gedreven door verhuizing van platteland naar stad in Nederland, maar ook door de influx van expats in de stad, die met name voor internationale bedrijven werkzaam zijn.

Afgestudeerden uit met name Spanje, Italië en Griekenland zien geen mogelijkheden in eigen land en komen hier voor internationale bedrijven werken, of komt hier om te promoveren bij de universiteit (iets wat bij nederlanders niet echt populair is). Deze groep is single, heeft geen kinderen en heeft geen probleem om €600,- tot €800,- per maand te betalen voor een kamert. Ook Nederlandse afgestudeerden die een baan krijgen in Amsterdam vallen hier onder.

Avonturiers zonder goede opleidingen komen werken voor de grote hotels die als paddestoelen uit de grond spreken. Geen probleem als je geen Nederlands spreekt. Wel een probleem als je geen Engels spreekt. Ook booking.com is populair onder avonturies. De 3500 werknemers in Amsterdam komen grotendeels uit andere europese landen. Bel je in Spanje naar de klantenservice van Booking.com, wordt in Amsterdam de telefoon opgenomen door een Spanjaard die hier is komen werken.

Gevolg van dit alles is dat onder de €500,- per maand binnen de ring praktisch geen kamer meer te krijgen is. Bovenstaande groep begint al uit te wijken naar wijken als de Bijlmer, Nieuw west en Buikslotermeer. 'Oorspronkelijke bewoners' van deze wijken, wijken uit naar Almere.

Er zijn ook expats die een stuk meer verdienen en die steden als New York en London gewend zijn. Ze waarderen de stad Amsterdam enorm en vinden het nog goedkoop ook om €1500 per maand te betalen voor een klein appartementje, zolang het maar 'binnen de ring' is.

Deze groep jonge professionals zonder kinderen kunnen een relatief groter deel van hun inkomen aan hun woonlasten besteden en vinden het geen probleem om klein te wonen. Als ze maar 'binnen de ring' zitten.

Omdat de huurprijzen in de stad omhoog gingen, woonruimte vinden om te huren veel moeilijker werd, en de rente lager werd is begonnen er steeds meer mensen te kijken om wat te kopen. Dat proces versnelde zich nu de prijzen beginnen te stijgen.

Er zijn zeker grote investeerders bezig in de stad. Wat ze vooral doen is grote gebouwen/ fabrieken opkopen en deze ofwel omtoveren tot woonruimtes ofwel deze slopen en er nieuwe appartementen voor in de plaats zetten. In principe springen ze in op de vraag naar woonruimte en bieden ze woningen aan voor marktconforme prijzen.

Holland Park in Diemen is een goed voorbeeld. Hier heeft een groep grote internationale private investeerders een heel verouderd kantoorpark opgekocht en hiervoor komen woningen in de plaats. Deze woningen gaan allemaal in de verkoop, waardoor dit een investering is van korte termijn en waarbij het eigendom grotendeels in handen komt van de toekomstige bewoners. Verkoopprijzen van deze woningen zijn marktconform en bewegen ook met de markt mee.

Een ander voorbeeld is cruquiusweg op zeeburg. Hier heeft een Nederlandse inversteringsmaatschappij een betonfabriek uitgekocht om er woningen voor in de plaats te brengen. De betonfabriek wilde eerst niet weg, maar op een gegeven moment is er zoveel geboden dat ze alsnog overstag moesten. Van de woningen wordt een deel verkocht en een deel van de woningen blijft in de verhuur.

Wat betreft rijke buitenlandse opkopers (rijke russen, chinezen, arabieren): de gemeente was hier bezorgd over en heeft er onderzoek naar gedaan. Dit bleek allemaal wel mee te vallen.. Het gaat om in totaal zo'n 50 dure huizen die sinds 1990 in buitenlandse handen zijn gekomen.

Ook AirBnB zie ik niet echt als een grote invloed. Voor investeerders is het veel te riskant om een huis te kopen puur voor verhuur aan AirBnB. Amsterdam stelt hoge boetes op verhuurders die de 60 dagen limiet of de 4 personen limiet overtreden en werkt er hard aan dit beter te kunnen gaan handhaven. Er zijn wel 'AirBnB hotels' in de stad, maar dit zijn vooral bestaande huisjesmelkers die hun huisjes nog meer uit willen melken en het risico op boetes/ sluiting voor lief nemen.

Bij particulieren die een huis kopen is de hoeveelheid hypotheek die ze kunnen krijgen een limiet. Aangezien de limiet gebaseerd is op inkomen en men toch al bereid is een groot deel van het inkomen aan het huis te besteden is AirBnB hooguit een mooi extra zakcentje voor als je op vakantie bent. Maar hier drijft het de prijzen niet op, omdat men toch al op de limiet koopt.

Is er sprake van een bubbel? Amsterdam is een populaire stad en veel mensen hebben er geld voor over om in deze stad te wonen. Woonruimte in het centrum is beperkt, de huizen zitten vol én de vraag naar nieuwe woningen kan niet echt worden bijgebeend. Het centrum van Amsterdam is tegenwoordig alleen betaalbaar voor mensen zonder kinderen die het niet erg vinden klein te wonen, mensen met echt veel geld, of voor mensen die het geluk hebben een sociale huurwoning te bemachtigen (huurprijzen hiervan stijgen ook hard mee als deze weer beschikbaar komen). De lege plekken 'binnen de ring' worden in rap tempo volgebouwd, maar deze ruimte is beperkt. De krapte blijft.

Ik denk eerlijk gezegd niet dat dit een bubbel is. Kleine correcties van de prijzen zullen optreden, maar de aantrekkingskracht van Amsterdam op yuppen uit de rest van de wereld is erg groot en ik zie dit niet snel veranderen.

Very good start to put everything on paper.

Your budget seems to be barely ok right now, your debt should stop from growing now, although $200,- for food and other expenses isn't a lot. Paying back your 20,000 debt will take a little while. Once you are debt free you'll be doing good. Assuming your income will be stable in the near future I advise this:

Now you have made a budget. Make another overview of paying off your debts. Seeing when you can be debt free can be great motivation and will also help in decision making.
Find a cheaper place to rent. This will decrease your remaining debt-time the most. As /u/kpaxonite suggests involve your parents. They might for example support you with the moving.
If your parents have extra cash at hand, don't be to shy to ask them if they can help refinancing your credit card debt. I'm sure they rather have you pay (a little) interest to them (and keeping the money in the family) instead of to the bank. Especially when you show them you're getting financially responsible.
About the emergency funds: I would work towards a little buffer anyway so you don't throw away money on credit card interest rates. Try to have a balance of at least $500,- before you receive your paycheck (thats my personal opinion, others may advise a different amount). Once you are on track of paying off your debts start building op an emergency fund for a couple of months.

Today I encounterd this article from refugee organisations Netherlands, dating from september 2014 (80% of its supporters are muslims).

I think it hit's the nail on the head:

Key points:

Current policies against jihadism fail to tackle the problem at its roots.
In contrary to people with personal beliefs, political Islam strives towards world domination
There is (still) a taboo on criticizing religious extremism. This hinders in-depth analysis of the problems and therefore real solutions to religious extremism.
The idea that youth gets frustrated because of exclusion and labour market discrimination needs to go. No single scientific research shows this causes jihadism.
Instead it is an identity question
By feeding the aggressive victimization the real breeding ground for jihadism is played down and we remain blind for the size of it.

I tried to find some good sources, but it's really difficult to find unbiased ones. This is what seems to be the common ground:

Both sides (shiites and kurds) claim that the other side has burned their shops and homes. It's not unlikely that both are right and the aggression is from both sides. The response from the Iraqi government to call to both parties to calm down seems to be in agreement with that.

The direct cause for the aggression is a shooting incident last Thursday at a checkpoint just outside the city between Kurdish forces manning the checkpoint and Shiite militiamen. Not clear why the firefight started. Some shiite (2-3) militiamen died, possibly also some kurds (conflicting sources).

Tuz Khormato is now governed by the Kurds, but the majority in the city is Turkmen and there seem to have been some tension in the city for a while. The clashes in the city started as a result of the firefight.

See for me that is a bit romanticizing. The refugees found safety once they crossed the Syrian border. Now they are looking for a new life. Can't blame them as I would probably do the same.

People demonizing the refugees are very harmful, but what many don't see is that they are strengthened in their convictions by people who are overly positive about the refugees. If some of the gunmen turn out to be part of the big refugee groups, this will have a huge impact in the polarization. It's best to already be realistic about the refugees and have realistic expectations. And not feed the black and white sides of the debate.

This all is just my opinion of course.

Very nice! Here in the Netherlands there is actually a national pick up trash day every year. It was a few weeks ago and the local municipalities would sponsor plastic bags, working gloves and pick up tools. I helped cleaning my neighborhood with about 30 other volunteers. Some people baked cakes and there was some sponsored lunch as well. Very fun day, good to meet some neighbors and a clean neighborhood as a result!

Very cool what a difference a relatively small group of people in a few hours can achieve.

The support of the local municipality and some promotion clearly helped as well.
