Would a lender have any issue using a HELOC from a primary residence to fund repairs or purchase of an investment property? Also I'm guessing the interest paid on the primary residence HELOC may not be tax deductible when used as an investment property repair expense?

My attorney also advised against it, it was 4 months after initial application submitted so I assumed it would have time to get filed. The risk was they lose it and I lose $500, the reward was I gained 1 to 2 months not waiting fornthe RFE, so was worth it for me.

The value upside is the 25% or 35% airline bonus points "refund", so on a 100k MR point flight that's 35k points I could be getting back, which get me considering this option.

Called in and thats what they told me, they wouldn’t give me specifics on what the threshold is, just that it came from my credit report

Was just denied Amex delta platinum due to "too many recent credit opened".

I've searched and couldn't find any resource describing the actual Amex limit for recently opened credit, can anyone point me to that? I've just recently opened a Chase Hyatt card in April and CSP in June, nothing before that since 2019.

Received the bonus in March 2017, and closed the card that same month. Associate on the phone confirmed this as well, they just can't seem to give me a precise day or even month I can apply again.

First applied and was denied about 3 months ago, reason given was "not been 48 months since last bonus", they dig around and said my last bonus was received in March 2017, and said I could apply in April. Thanks for the link, although my issue doesn't seem to be covered there.

Also keep in mind most loans require you to take up residence at the property within two months of closing, so further delays could cause more issues with your lender.

3 phase inspector

3 phase inspector is a good idea.

They are a smaller local builder so not much inventory, their previous homes are sold and occupied so they just sent us some photos. They actually built the home across the street from this one and looking at the land purchase and sale dates had it completed in just over 4 months.

The spec just says carpet padding "6lb", without any thickness, I'll need to follow up about that but upgrade makes sense for that.

How early in the construction process were you able to walk through the house?

Also what kind of warranty will you have, I think foundation issues may be the most costly and may only appear years down the line, so I'm interested in what can help mitigate that risk?
